Job Summary
The BIM Manager is responsible for establishing and enforcing (Confidential Company's) BIM governance and information management approach across owned-asset hospitality projects, ensuring design model coordination, data quality, and reliable digital handover. The role ensures BIM deliverables support design quality, constructability, time/cost visibility (via interfaces with Project Controls), and operational readiness, and that project information is controlled through an effective Common Data Environment (CDE).
Tasks & Responsibilities
Managerial/Leadership Responsibilities
- Develop the BIM function's strategy, objectives, roadmap, and annual plan aligned with Design department priorities and Owned Assets standards.
- Lead BIM governance across projects by setting clear direction, assignment of responsibilities, and accountability for consultants/contractors against agreed BIM requirements.
- Develop, monitor, and control the BIM function budget (software, training, specialist services) and resource planning across the portfolio.
- Establish and maintain BIM guidelines, standards, templates, and workflows (EIR/BEP requirements, model/data acceptance criteria, information security and approvals).
- Lead and develop BIM team capability, promote a culture of compliance, collaboration, and continuous improvement, and capture lessons learned for future resort projects.
Functional Responsibilities
- Define and manage Employer's Information Requirements (EIR) and BIM deliverables for each project (including LOD/LOI, naming conventions, classification, coordinates, model exchange formats, and digital handover requirements).
- Lead the review/acceptance of consultant and contractor BIM Execution Plans (BEP), including MIDP/TIDP, responsibility matrices, model production schedules, and CDE workflows.
- Govern the Common Data Environment (CDE) implementation and usage (permissions, naming, statuses, transmittals, version control, approvals), ensuring auditability and information traceability.
- Oversee multi-discipline design model coordination (Architecture, Structure, MEP, ELV, Landscape, Interiors/FF&E where applicable), including clash detection governance, issue management, prioritization, and closure verification.
- Establish and execute BIM QA/QC controls (model integrity, geometry, parameters, data completeness, coordinates, and compliance with Dan Co. standards), issuing periodic quality reports and corrective actions.
- Ensure BIM supports design decision-making and approvals by enabling clear design coordination outputs, issue logs, and visualizations for stakeholder reviews.
- Maintain structured interfaces with Project Controls to provide BIM-driven inputs/assurance that enable schedule/cost reporting (e.g., model status, deliverable maturity, change impacts), without taking ownership of planning/cost functions.
- Coordinate BIM interfaces with key hospitality systems and specialist vendors (e.g., BMS, lighting control, AV, security, IT/structured cabling, elevators, kitchens/laundry) to protect guest experience, maintainability, and operational performance.
- Lead governance of as-built model/data readiness and digital handover, ensuring agreed acceptance checks are completed and that handover packages meet operational requirements (asset registers, equipment data, locations, warranties/O&M linkages as applicable).
- Support risk and change controls by identifying BIM/information risks (late models, incomplete data, coordination gaps), assessing impact, and escalating actions for resolution and approvals through the Design Director.
Job Requirements
Educational Qualifications
- Bachelor's degree in engineering, Architecture, Construction Management, or equivalent
- Master's degree is preferred.
Experience
- 12–15 years total experience, with a minimum of 5 years in BIM / information management on large-scale building projects
- Experience in hospitality / resort developments is a must.
- Demonstrated owner-side, PMC, or client-representative BIM governance experience is an advantage.
