Role Description: We are seeking a highly accomplished and strategic Luxury Residential Community Manager to lead the management and operations of a prestigious residential community in Palm Jumeirah. The role requires an experienced professional with extensive knowledge of Dubai's real estate regulatory framework, particularly Jointly Owned Property (JOP) legislation, RERA regulations, service charge management, governance, and luxury asset management.
The ideal candidate is a polished, highly professional community management leader with a strong understanding of Dubai's regulatory environment and the luxury residential market. They possess exceptional interpersonal skills, commercial acumen, and the ability to deliver world-class community living experiences while ensuring regulatory compliance, operational efficiency, and the preservation of long-term asset value.
Key Responsibilities:
· Provide overall leadership and strategic direction for the management, operation, and administration of the community.
· Ensure full compliance with all applicable regulations issued by the Dubai Land Department (DLD) and RERA, including Jointly Owned Property (JOP) legislation and related directives.
· Act as the primary liaison between owners, residents, Owners Committee members, developers, regulatory authorities, and service providers.
· Develop, manage, and monitor annual operating budgets, reserve fund plans, and service charge budgets in accordance with RERA requirements.
· Oversee all community operations, including facilities management, security, housekeeping, landscaping, customer service, and contractor performance.
· Oversee procurement, tendering, contract negotiations, and vendor management processes to ensure best value and service excellence.
· Ensure the community maintains the highest luxury standards of presentation, safety, sustainability, and operational efficiency expected within a luxury residential environment.
· Manage risk, health and safety compliance, business continuity planning, and emergency response procedures.
· Drive resident engagement initiatives and customer experience programs to enhance community satisfaction and retention.
· Monitor capital expenditure projects, asset replacement programs, and community enhancement initiatives.
· Ensure all service level agreements (SLAs) and key performance indicators (KPIs) are achieved and continuously improved.
Qualifications:
· Minimum 5–10 years of progressive experience in community management, property management, or asset management within luxury residential developments.
· Proven experience managing high-end residential communities, preferably within Palm Jumeirah or similar premium developments in Dubai.
· In-depth knowledge of RERA regulations, DLD requirements, Jointly Owned Property (JOP) Law, service charge regulations, and Owners Committee governance.
· Demonstrated expertise in stakeholder engagement, and operational excellence
· Professional certifications in community management, real estate, facilities management, or related fields are advantageous.
