The Role

The Maintenance Supervisor is the on-the-ground technical lead for maintenance execution across SATEL's properties and compounds. This is not a desk role. It is a hands-on role that combines execution, leadership, and accountability, every day, on the ground.

You will personally execute maintenance work across plumbing, electrical, HVAC, intercom systems, paintwork, aluminum, woodwork, and water leakage. You will lead a team of one to two technicians who learn from you and support your work. You will develop and hold property guards accountable for consumable maintenance tasks. And you will be measured by one standard: first-time execution, with zero rework.

What You Will Own

Hands-on multi-skilled maintenance execution across all SATEL properties and compounds.

First-time execution discipline, with no patching, no rework, no excuses.

Direct leadership of one to two technicians working alongside you daily.

Development and accountability of property guards on consumable maintenance tasks.

Contribution to the unit's annual cost reduction target through in-house execution and preventive maintenance.

Operational closure of every maintenance request after personal verification of quality.

Daily and monthly reporting on execution, savings, and team development.

Core Outcomes

≥ 95% of requests completed within SLA on first attempt.

Resident Impact requests responded to within 2 hours and closed within 24 hours.

Asset Risk requests responded to within 4 hours and closed within 48 hours.

100% preventive maintenance execution monthly.

Zero rework on the same fixture.

Documented monthly savings contributing to the unit's annual cost reduction target.

What We Are Looking For

Technical depth, non-negotiable : Strong hands-on capability across plumbing, electrical systems, central and split air conditioning, intercom systems, paintwork, aluminum, woodwork, and water leakage. We are looking for someone who can execute the work personally, not just supervise it.

Field-first mindset : The Maintenance Supervisor who never lifts a tool does not exist at SATEL. This is a hands-on role first, a leadership role second. You build credibility through your own work, not through delegation alone.

First-time execution discipline : Track record of getting the work right the first time, identifying root causes rather than patching symptoms, and closing requests with verified quality.

Cost discipline : Experience reducing operational cost through in-house execution, preventive maintenance, and efficient material selection, without compromising quality.

Leadership through example : Proven ability to lead technicians on the ground, train them through hands-on demonstration, and hold property guards accountable for their tasks.

Documentation discipline : Every job logged in the system within 30 minutes of completion. Every saving documented. Every preventive maintenance executed and recorded. Unlogged work does not count.

Safety awareness : Adherence to safety standards is not optional. Any safety risk stops execution and is escalated in the same moment.
