The Assistant Asset Manager will be responsible for maximizing the value and performance of the real estate portfolio across its operating assets and future developments. This role blends investment thinking with operational oversight, ensuring assets are financially optimized, strategically positioned, and aligned with the Group's long-term growth strategy.
The role requires strong expertise in financial modeling, feasibility analysis, and valuation, combined with the ability to translate insights into actionable strategies that enhance returns and asset performance.
Key Responsibilities
Asset Performance & Value Creation
- Drive financial and operational performance across a portfolio of assets (staff accommodation, residential, mixed-use, etc.)
- Monitor asset KPIs including occupancy, yield, NOI, IRR, and cost optimization
- Identify and implement value enhancement initiatives (repositioning, cost restructuring, revenue optimization)
Financial Modeling & Investment Analysis
- Develop and maintain robust financial models for existing assets and new investments
- Conduct scenario analysis, sensitivity testing, and forecasting to support strategic decisions
- Support capital allocation decisions and investment committee submissions
Feasibility Studies & Business Case Development
- Lead feasibility studies for new developments, acquisitions, and asset repositioning
- Assess market demand, financial viability, and risk-return profiles
- Prepare detailed business cases and investment memos for senior leadership and stakeholders
Valuation & Portfolio Analysis
- Perform asset and business valuations using industry-standard methodologies (DCF, comparable analysis, etc.)
- Regularly review portfolio valuation and provide insights on market positioning and asset performance
- Support portfolio optimization strategies, including acquisitions, disposals, and restructuring
Market Intelligence & Strategy Support
- Conduct market research and benchmarking to identify trends, opportunities, and risks
- Support strategic initiatives including portfolio expansion, partnerships, and investment strategies
- Work closely with Strategy, Commercial, and Development teams to align on long-term plans
Stakeholder Management & Reporting
- Prepare executive-level reports and dashboards on asset performance and investment insights
- Present findings and recommendations to senior management and investment committees
- Collaborate with internal teams (Finance, Operations, Leasing, Development) to drive execution
