About the Job:

An opportunity has arisen for an Assistant Manager Commercial & Strategy to join Dubai Holding Land Estate. The job holder is responsible for developing land pricing and feasibility models, conducting market and valuation analysis, and supporting strategic landbank and asset management initiatives.

Key job responsibilities:

  • Develop/Co-develop land pricing models and proposed pricing for existing and proposed masterplans
  • Develop/Co-develop financial feasibility models for existing and proposed masterplans
  • Provide pricing recommendations for existing units, land plots and customer land leasing requests (e.g. additional GFA, land leasing, etc)
  • Conduct market research and produce benchmarking analysis to support recommended pricing
  • Build a database of market benchmarks using internal and external data
  • Develop market intelligence and analysis reports
  • Manage external valuation of land, units and developments
  • Maintain a database of external valuations to assist in informing decision making
  • Act as key liaison between Commercial & Strategy Team, Urban Planning Team, Infrastructure team on landbank status and availability
  • Develop landbank inventory reports
  • Assist in developing land bank strategy
  • Maintain records and create periodic status update and analytical reports for management
  • Contribute to the improvement of processes to enhance quality and overall department operations
  • Support asset sales and JV / partnership process (due diligence, documentation, valuation)
  • Analysis of investor proposals
  • Adhere to company policy and procedure and maintain confidentiality of all information.

About you:

The ideal candidate for this position will have the following experience and qualifications:

  • Bachelor's degree in business, finance or a similar field (Master's degree is a plus)
  • RICS qualification is a plus
  • Proficient in real estate financial modelling
  • Extensive understanding of the real estate market
  • Good understanding of feasibility, best-use studies and valuations
  • Minimum 4-6 years of experience in a similar field
  • Proficiency of MS Office systems
  • Strong analytical and numeric skills
  • Problem solving skills
  • Ability to work in a high-pressure environment
