1. Position Overview
The Associate – Development & Hospitality Investments will support the VP Development in evaluating, structuring, and executing hotel and hospitality projects across the Kingdom and internationally.
The role combines feasibility analysis, investment evaluation, brand/franchise engagement, and deal structuring, with strong exposure to senior stakeholders, investors, and international hotel operators.
2. Key Responsibilities
A. Project Evaluation & Feasibility
- Conduct market studies and demand analysis (macro, city-level, micro-location)
- Prepare full hotel feasibility studies, including:
- ADR, occupancy, RevPAR projections
- Stabilized GOP and NOI analysis
- Capex, FF&E, and development budgets
- Benchmark against competitive sets and brand positioning
- Support highest-and-best-use analysis for hospitality assets
B. Financial Modelling & Investment Analysis
- Build and maintain advanced financial models:
- IRR, NPV, payback, sensitivity analysis
- Development vs. acquisition scenarios
- Analyze deal structures:
- Lease vs. HMA vs. franchise
- Operator fees and incentive structures
- Support preparation of investment committee materials
C. Brand & Operator Engagement
- Support discussions with international hotel brands
- Analyze and compare:
- Franchise terms
- HMA structures
- Assist in brand selection strategy aligned with asset positioning
D. Deal Structuring & Documentation
- Support preparation of:
- Hotel Management Agreements (HMA) proposals
- Franchise agreements summaries
- Term sheets and commercial offers
- Coordinate with legal, finance, and technical teams
- Track deal progress and key milestones
E. Investor & Stakeholder Presentations
- Prepare high-quality presentations for:
- Investors and partners
- Internal committees (IC, Board, SC)
- Translate complex analysis into clear, structured investment narratives
- Support capital raising and partnership discussions
F. Market Intelligence & Pipeline Development
- Monitor hospitality market trends in key cities
- Maintain database of:
- Opportunities pipeline
- Comparable transactions
- Brand activity and expansion plans
3. Candidate Profile
Education
- Bachelor's degree in Hospitality
- Master's degree (preferred): Hospitsality, Real Estate Finance, MBA
Experience
- 2–5 years of experience, ideally within:
- Hospitality consulting (HVS, JLL, Colliers, Knight Frank, etc.)
- Real estate advisory / investment firms
- Hotel development / asset management
Technical Skills
- Strong financial modelling (Excel – advanced level)
- Experience with feasibility studies and hotel P&L structures
- Solid understanding of:
- HMA structures
- Franchise models
- Hotel valuation methodologies
- Strong PowerPoint and presentation skills
Soft Skills
- Highly analytical and structured thinking
- Strong communication skills (written and verbal)
- Ability to interact with senior stakeholders and investors
- Detail-oriented with high standards of accuracy
- Ability to manage multiple projects under tight timelines
