Position Description

Job Title: Freelance BIM Manager

Reporting Into: Head of Design / Projects Director

Direct Reports: BIM Coordinators, Modelers (Project-Based)

In-direct Reports: Design, Estimation, Engineering, Project Management Teams

Location: Riyadh,KSA , Hybrid ( Office + Site )

Contract Type: Freelance / Project-Based

Job Objective:

To lead the development, coordination, and implementation of BIM (Building Information Modelling) workflows and standards across Arena's modular, events, and temporary structure projects. The Freelance BIM Manager will ensure that 3D models, data, and digital assets are managed effectively to support design coordination, construction sequencing, and project visualization.

Key Responsibilities

BIM Management & Coordination

Oversee the implementation of BIM standards, execution plans (BEPs), and model coordination procedures across projects.

Ensure consistent adherence to Arena's BIM protocols and data management systems.

Manage multi-disciplinary model coordination between architectural, structural, and MEP disciplines.

Conduct regular model audits, clash detections, and quality checks using tools such as Navisworks or Colibri.

Support project teams in developing accurate 3D models for prefabrication, installation, and visualization.

Design Integration & Technical Support

Collaborate with the Design, Engineering, and Operations teams to ensure models reflect real-world construction sequences.

Provide BIM-related technical guidance during design reviews and coordination meetings.

Ensure parametric families, templates, and libraries are aligned with Arena's standard components and workflows.

Support value engineering and feasibility reviews through accurate 3D simulations and data analysis.

Training & Process Improvement

Coach and mentor designers and modelers in BIM workflows and model management best practices.

Identify areas for process optimization, automation, or improved interoperability between software tools.

Contribute to the continuous development of Arena's BIM Execution Plan (BEP) and digital asset library.

Documentation & Reporting

Maintain BIM documentation, coordination logs, and version control registers.

Produce clash reports, coordination summaries, and visual presentations for management and clients.

Ensure all deliverables comply with ISO 19650 and Arena's internal design QA/QC standards.

Collaboration & Delivery

Work closely with global design teams to ensure consistency in BIM approach across regions.

Liaise with clients, consultants, and subcontractors to exchange BIM data and coordinate deliverables.

Support the preparation of BIM models for tendering, visualization, and handover documentation.

Required Skills/Abilities:

  • Strong technical expertise in BIM management and 3D model coordination.
  • Proficiency in Autodesk Revit, Navisworks, AutoCAD, and BIM 360 (or equivalent).
  • Understanding of modular construction techniques and prefabrication workflows.
  • Strong analytical, problem-solving, and communication skills.
  • Ability to manage multiple BIM deliverables across concurrent projects.
  • Detail-oriented with strong commitment to data accuracy and compliance.

Education and Experience:

  • Bachelor's degree in Architecture, Civil Engineering, or related field.
  • Minimum 68 years of experience in BIM design and coordination, including at least 3 years in a management or lead role.
  • Experience within modular, events, or temporary structures industry preferred.
  • Certification in Autodesk Revit or BIM Management (preferred).
  • Knowledge of ISO 19650 standards and international BIM workflows.
