Job Summary
The Business Analysis Section Head is responsible for leading the Business Analysis section by overseeing feasibility studies, financial analysis, market research, and real estate business analytics. The role supports strategic decision-making through data-driven insights, evaluates investment opportunities, optimizes inventory performance, and provides analytical recommendations that contribute to the company's growth, profitability, and operational excellence.
Key Responsibilities
- Lead and supervise feasibility studies for new real estate projects (residential, commercial, and mixed-use).
- Review project viability assessments, including location analysis, demand forecasting, and risk analysis.
- Prepare and review business cases, investment analyses, and presentations for department management and key stakeholders.
- Oversee highest and best use analysis for land and property assets.
- Review and validate financial models, including DCF, IRR, NPV, sensitivity, and scenario analyses.
- Evaluate project profitability, cash flow projections, and return on investment, providing recommendations to improve financial performance.
- Support budgeting, forecasting, and business planning through analytical insights and financial evaluation.
- Lead the analysis and monitoring of real estate inventory (units, phases, and projects) to optimize sales performance and profitability.
- Review pricing analyses and recommend pricing strategies based on market trends, demand, absorption rates, and competitive benchmarking.
- Coordinate with Sales, Marketing, Finance, and Development teams to support inventory positioning and business decisions.
- Monitor inventory aging and recommend actions to improve turnover and maximize revenue.
- Oversee market research activities, including analysis of real estate trends, customer behavior, competitor performance, and pricing benchmarks.
- Prepare periodic business performance reports, dashboards, and analytical insights to support executive decision-making.
- Monitor regulatory changes and economic indicators impacting the real estate sector and assess their business implications.
- Support the evaluation of land acquisition and new development opportunities through financial and market analysis.
- Identify opportunities for process improvement, reporting enhancements, and analytical best practices within the Business Analysis function.
- Lead, coach, and develop Business Analysis team members while ensuring high-quality deliverables and adherence to company standards and procedures.
Requirements
Bachelor's degree in Business Administration, Finance, Economics, Real Estate, or a related field (MBA is an advantage).
8–12 years of experience in business analysis, financial analysis, real estate development, investment analysis, or a related field, including experience in a supervisory or team leadership role.
Strong expertise in financial modeling, feasibility studies, investment analysis, and business performance reporting.
Proven experience in real estate market analysis, inventory analysis, and pricing evaluation.
Advanced analytical, leadership, communication, and presentation skills.
Advanced proficiency in Microsoft Excel, Power BI or similar BI tools, and financial modeling; experience with ERP or real estate management systems is an advantage.
