PURPOSE
Support the CEO in strategic leadership and oversee day-to-day operations, ensuring alignment between corporate strategy and operational execution across all business units. Drive contract performance, profitable growth, and disciplined governance across multi- site FM operations.
KEY RESPONSIBILITIES
• Deputize for the CEO in all matters when required
• Own operational P&L by contract/region; ensure margin delivery and cost control.
• Ensure Contracts/KPI compliance, service quality, and client satisfaction across all sites.
• Drive corrective actions for underperforming contracts (cost reset, scope clarification, productivity improvement).
• Lead mobilization for new contracts: staffing, onboarding, materials, permits, site readiness, handover documentation.
• Ensure CAFM setup (asset register, PPM plans, work orders, reporting).
• Deliver mobilizations on time, within budget, with clear governance.
• Build standardized FM operating model: SOPs, audits, toolbox talks, quality checks, escalation paths.
• Improve productivity for manpower planning, roster optimization, multi-skilling, subcontractor controls.
• Implement best practices in preventive maintenance and reliability (hard FM), and quality checks (soft FM).
• Own HSE strategy to reduce incidents, ensure training, enforce permit-to-work and safe systems.
• Ensure compliance with client HSE standards and KSA requirements.
• Lead incident investigations and closure of corrective actions.
• Manage procurement strategy and vendor performance (contracts, lead times, pricing, quality).
• Optimize spare parts planning, tools/equipment utilization, and subcontractor costs.
• Lead cost-reduction initiatives without service degradation.
• Lead operational client governance (monthly service reviews, KPI dashboards, issue resolution).
• Maintain strong relationships with client FM teams and consultants; manage escalations quickly.
• Ensure accurate and timely reporting (operational + commercial variations/claims documentation).
• Ensure training, competency, compliance, discipline, performance management, and retention.
• Lead strategic initiatives and business execution projects
• Coordinate between departments to ensure aligned execution
• Build and maintain relationships with key clients, government entities, and stakeholders
• Chair operational review meetings and drive accountability
• Define the annual budget and operating plan.
• Own pipeline management, bid/no-bid decisions, and key account growth plans.
• Lead Saudization strategy, leadership development, and succession planning.
• Ensure compliance with KSA labor, GOSI, Qiwa/Mudad, and client requirements.
• Chair weekly operational reviews and track cross-functional action closure.
• Drive performance improvement initiatives across service lines.
KEY PERFORMANCE INDICATORS (KPIS)
• Contract profitability vs budget (gross margin by contract)
• SLA/KPI compliance %, PM completion %, work order closure time
• Mobilization success (on-time/on-budget, zero critical findings)
• Client satisfaction, renewals, complaint reduction (target: >4.5/5)
• HSE: LTIFR/TRIR, audit score, closure time
• Productivity: utilization, overtime control, headcount efficiency
• Performance and procurement savings with maintained quality
• Cash collection cycle (DSO)
• Safety incident rate
• Bid win rate
REQUIREMENTS
MUST-HAVE:
• Bachelor's degree in Engineering or Business
• 12+ years experience in FM or related industry
• 8+ years in senior leadership roles
• Strong operational and strategic planning skills
• Experience managing multi-site operations
• Proven leadership of multi-site FM operations and large contract portfolios.
• Strong commercial and financial acumen (P&L ownership).

• CFM or PMP certification
