Role Overview
As an Office Leasing Specialist at AX Capital, your primary responsibility is to facilitate and manage commercial leasing transactions, connecting corporate tenants with ideal office solutions in Dubai's prominent commercial districts. This role requires in-depth market knowledge, a strategic approach to leasing, and the ability to guide tenants through all stages of the leasing process, while keeping their business needs and growth ambitions in mind.
Key Responsibilities
- Portfolio Management: Source, list, and manage a portfolio of premium commercial office properties across key locations such as Downtown Dubai, Dubai Hills, Business Bay, Dubai South, Free Zones, and JLT.
- Leasing Strategy & Coordination: Collaborate with landlords and developers to ensure that office properties are marketed effectively and positioned for the best rental terms.
- Market Analysis: Develop leasing strategies using real-time market intelligence, including rental rates, tenant demand patterns, and property attributes.
- End-to-End Leasing Solutions: Guide clients through the leasing process, including space analysis, site tours, negotiations, deal structuring, and the preparation of lease documentation.
- Tenant Advisory: Provide expert advice to tenants on relocation, expansion, and renewal strategies, ensuring their business needs are met while optimizing leasing terms.
- Cross-Functional Collaboration: Work closely with AX Capital's investment and marketing teams to ensure seamless service delivery and client engagement.
- Market Trends Monitoring: Stay up to date with industry trends, such as rental fluctuations, new developments, and regulatory changes (e.g., RERA compliance), to provide clients with the most relevant information.
- CRM Utilization: Use AX Capital's CRM and digital tools to track and manage leads, client activity, and deal progress, ensuring efficient transaction management.
- Client Relationship Management: Maintain high standards of transparency, integrity, and customer satisfaction throughout all stages of the leasing lifecycle.
Qualifications and Skills
- Education: A Bachelor's degree in Real Estate, Business Administration, Finance, or a related field.
- Experience: 3-5 years of office leasing experience, preferably within Dubai or the broader GCC region.
- Knowledge: Strong understanding of UAE Free Zone regulations, commercial leasing norms, and the licensing processes for DIFC/DMCC.
- Skills: Excellent presentation, negotiation, and interpersonal skills with a focus on customer service and client satisfaction.
- Technical Proficiency: Proficient in CRM tools, Excel, and market analytics platforms to analyze trends and client data.
- Certifications: RERA certification is required or must be obtained within 90 days of employment.
- Language: Fluency in English is mandatory; knowledge of Arabic or additional languages is an asset.
Key Performance Indicators (KPIs)
- Leasing Transactions: Number and volume of leases closed on a quarterly basis.
- Occupancy & Absorption: Track average occupancy rates and absorption cycle times for properties leased.
- Exclusive Mandates: Volume of exclusive leasing mandates acquired from landlords and developers.
- Client Retention: Client retention and satisfaction scores, reflecting the level of service and client engagement provided.
- Lead Conversion: Measure the conversion rate from qualified leads to signed leases, indicating success in business development and client engagement.
