Role Summary
The Commercial Manager will lead all commercial, contractual, and cost management activities across high-end luxury and high-rise residential projects. This role ensures full commercial governance, cost efficiency, profit protection, and contractual compliance throughout the project lifecyclefrom tender to final handover.
Key Responsibilities
Commercial & Cost Management
- Develop and manage project budgets, cost plans, BOQs, and cash flow forecasts.
- Oversee cost control, cost reporting, value engineering, and cost optimization.
- Ensure accurate monthly commercial reports and cost-to-complete assessments.
- Review, negotiate, and finalize subcontract agreements, procurement packages, and variations.
Contractual Management
- Manage and interpret contracts (FIDIC preferred), ensuring full compliance across all stages.
- Review and mitigate contractual risks and exposures throughout the project cycle.
- Lead preparation and negotiation of contractual claims, EOT submissions, variations, and commercial settlements.
- Manage contract administration processes, including notices, correspondences, and change control.
Procurement & Supply Chain
- Oversee procurement strategies aligned with project budgets and timelines.
- Coordinate with suppliers/subcontractors to secure competitive pricing and high-quality service.
- Evaluate subcontractor performance and manage commercial performance KPIs.
Project Coordination
- Work closely with Project Managers, Planning, Engineering, Site Teams, and Finance to ensure commercial alignment.
- Monitor project progress to identify risks early and implement commercial mitigation measures.
- Conduct regular site visits to validate progress claims and ensure commercial accuracy.
Stakeholder Management
- Maintain strong relationships with clients, consultants, authorities, and subcontractors.
- Lead commercial meetings and represent the company in negotiations and contractual discussions.
Handover & Close-Out
- Prepare final accounts, commercial close-out reports, and post-project financial analysis.
- Lead the reconciliation of variations, claims, and subcontractor final settlements.
Requirements
- Bachelor's degree in Quantity Surveying, Civil Engineering, or Construction Management.
- 1015 years of experience in commercial management or senior QS roles within the UAE contracting sector.
- Proven track record in managing luxury construction and high-rise residential projects.
- Strong knowledge of FIDIC, UAE contractual law, and cost control systems.
- Excellent negotiation, analytical, and communication skills.
- Strong leadership skills with the ability to manage commercial teams and multiple projects simultaneously.
- Proficient in MS Office, cost management software, and contract administration tools.
