Role Overview:
We are seeking a seasoned and hands-on Compound General Manager to lead and oversee all aspects of residential compound operations, ensuring a premium living experience for residents while maintaining operational excellence, financial performance, and asset value. The role is responsible for managing facility operations, resident relations, vendor management, security, maintenance, amenities, HSE compliance, and staff leadership. This position plays a critical role in delivering exceptional compound management, driving resident satisfaction, optimizing operational costs, and ensuring the compound operates at the highest standards of safety, quality, and hospitality.
Key Responsibilities:
Compound Operations & Facility Management
- Lead and oversee the day-to-day operations of the residential compound including residential units, common areas, recreational facilities, landscaping, and shared infrastructure.
- Develop and implement compound operational policies, procedures, and service standards to ensure consistent, high-quality living standards.
- Oversee all maintenance activities including preventive, corrective, and emergency maintenance for mechanical, electrical, plumbing, and civil systems.
- Manage compound utilities, energy consumption, water management, and waste disposal operations.
- Ensure all compound amenities including swimming pools, gyms, sports facilities, playgrounds, community halls, and retail areas are maintained to premium standards.
- Conduct regular property inspections and walkthroughs to identify maintenance needs, safety concerns, and improvement opportunities.
- Oversee housekeeping, janitorial services, and grounds maintenance to maintain aesthetic and hygiene standards.
Resident Relations & Customer Service
- Serve as the primary point of contact for residents, delivering exceptional customer service and fostering a welcoming community environment.
- Manage resident onboarding, move-in/move-out processes, and orientation programs.
- Address and resolve resident complaints, concerns, and service requests promptly and professionally.
- Conduct regular resident satisfaction surveys, analyze feedback, and implement improvement initiatives.
- Organize community events, social gatherings, and recreational activities to enhance resident engagement and community spirit.
- Maintain clear and proactive communication with residents through newsletters, announcements, and digital platforms.
- Manage resident databases, lease agreements, and occupancy records.
Financial Management & Budget Control
- Develop and manage annual compound operating budgets, capital expenditure plans, and financial forecasts.
- Monitor operational expenditures, track variances, and implement cost control measures without compromising service quality.
- Oversee rent collection, service charge management, and accounts receivable processes.
- Review and approve procurement of materials, services, and supplies within approved budgets.
- Prepare monthly, quarterly, and annual financial reports and performance summaries for ownership and senior management.
- Identify revenue enhancement opportunities including optimizing occupancy rates, additional services, and amenity monetization.
- Negotiate contracts and service agreements with vendors and suppliers to achieve best value.
Security & Access Control
- Oversee compound security operations ensuring 24/7 safety and protection of residents, visitors, and assets.
- Manage security teams, guard force providers, and surveillance systems including CCTV, access control, and perimeter protection.
- Develop and enforce security policies, access control procedures, visitor management protocols, and emergency response plans.
- Coordinate with local law enforcement, Civil Defense, and emergency services as required.
- Conduct regular security assessments and implement corrective measures.
- Manage vehicle access, parking management, and traffic flow within the compound.
HSE & Regulatory Compliance
- Ensure compliance with all Saudi municipal regulations, Civil Defense requirements, and building safety codes.
- Develop and implement HSE policies covering fire safety, emergency evacuation, pool safety, food safety (if applicable), and environmental management.
- Conduct regular fire drills, safety inspections, and emergency preparedness exercises.
- Maintain all required permits, licenses, and certifications for compound operations.
- Oversee pest control, water quality testing, and environmental hygiene programs.
- Ensure compliance with swimming pool safety regulations, playground safety standards, and gym equipment maintenance.
Vendor & Contractor Management
- Manage relationships with all third-party service providers including maintenance contractors, security companies, landscaping firms, cleaning services, and catering providers.
- Develop scope of work, negotiate contracts, and monitor vendor performance against agreed SLAs and KPIs.
- Conduct vendor evaluations, performance reviews, and contract renewals.
- Ensure all vendors comply with compound standards, safety requirements, and regulatory obligations.
- Maintain an approved vendor list and develop contingency plans for critical services.
Team Leadership & Development
- Lead, manage, and develop the compound management team including operations staff, maintenance teams, administrative personnel, and customer service representatives.
- Set clear performance objectives, conduct regular reviews, and provide coaching and professional development.
- Manage staff scheduling, shift rotations, and workforce planning to ensure adequate coverage across all operations.
- Foster a culture of hospitality, professionalism, accountability, and continuous improvement.
- Ensure staff training on customer service excellence, safety procedures, and operational standards.
Asset Management & Capital Projects
- Protect and enhance compound asset value through proactive maintenance, upgrades, and improvement projects.
- Develop and manage capital improvement plans, renovation projects, and refurbishment programs.
- Coordinate with engineering and project management teams for construction, renovation, and upgrade activities within the compound.
- Maintain accurate asset registers, condition assessments, and lifecycle planning documentation.
- Recommend and implement upgrades to improve energy efficiency, sustainability, and resident experience.
Reporting & Communication
- Prepare comprehensive operational reports, performance dashboards, and occupancy reports for ownership and senior management.
- Provide regular updates on compound performance, resident satisfaction, financial status, and operational challenges.
- Maintain accurate records and documentation for all compound operations, maintenance activities, and incidents.
- Represent the compound in stakeholder meetings, community forums, and regulatory interactions.
Qualifications:
- Bachelor's degree in Facility Management, Hospitality Management, Business Administration, Engineering, or a related field.
- Fluency in English (written and spoken) is mandatory.
- Proficiency in Arabic is highly preferred.
- Minimum 10-15 years of progressive experience in compound management, facility management, or hospitality management with at least 5 years in a senior or general manager role.
- Proven experience managing large residential compounds, gated communities, or mixed-use residential developments in Saudi Arabia or the GCC region.
- Strong knowledge of Saudi municipal regulations, Civil Defense requirements, and building codes.
- Experience with property management software, CAFM/CMMS systems, and Microsoft Office Suite.
- Professional certifications such as CFM (Certified Facility Manager), FMP, or equivalent are preferred.
- Experience managing budgets, P&L responsibilities, and financial reporting.
- Valid Saudi driving license is preferred.
