Contracts Manager - Riyadh, KSA (Real Estate Developer)
We are seeking an experienced Contracts Manager to join a leading Real Estate Developer in Riyadh, supporting the delivery of large-scale residential, mixed-use, and master‑planned developments. The role will play a critical part in managing the full contract lifecycle across multiple projects, working closely with internal teams, consultants, PMCs, and contractors to ensure commercial excellence and risk mitigation.
The ideal candidate will bring strong developer-side experience, supported by exposure to PMC-led project environments, with a solid understanding of FIDIC-based contracts and Saudi construction practices.
Key Duties & Responsibilities:
- Lead and manage all contractual and commercial matters from pre‑contract through post‑contract stages across multiple developments
- Support procurement strategies, including preparation, review, and negotiation of consultancy and main contractor agreements
- Review and administer FIDIC and bespoke contracts, ensuring alignment with project objectives and risk profiles
- Manage variations, claims, extensions of time, and disputes, providing timely commercial advice to project teams
- Coordinate with Project Management Consultants (PMCs) to ensure consistent application of contract procedures and reporting
- Advise senior management on contractual risks, mitigation strategies, and commercial decision‑making
- Review payment applications, certifications, and final accounts to ensure accuracy and compliance
- Support project governance, audits, and internal approvals in line with developer and shareholder requirements
- Liaise with legal advisors on contractual interpretations and dispute resolution matters
- Contribute to continuous improvement of contract templates, processes, and commercial controls
Key Qualifications:
- Bachelor's degree in Quantity Surveying, Construction Management, Engineering, Law, or a related discipline
- Minimum 10–15 years of experience in contracts or commercial management within real estate development / construction
- Proven experience working for a Real Estate Developer, with strong exposure to PMC‑managed projects
- In‑depth knowledge of FIDIC contracts, variations management, and claims assessment
- Experience delivering large-scale developments (residential, mixed‑use, hospitality, or infrastructure‑led real estate)
- Strong understanding of Saudi Arabian construction practices, regulatory environment, and procurement processes
- Excellent negotiation, communication, and stakeholder management skills
- Ability to operate confidently at both project and executive levels
