We are seeking a high caliber Director of Real Estate Asset Management to spearhead our property portfolio strategy in Qatar.
In this executive role the Director will take full ownership of maximizing financial performance, operational efficiency, and capital appreciation for a premier, multibillion QAR portfolio spanning premium commercial, residential, retail and mixed-use assets.
We are looking for an exceptional talent with:
- 15+ years of progressive real estate asset management experience, with a proven track record of managing large scale property portfolio in GCC market.
- Deep knowledge of property valuation methodologies, landlord-tenant laws, lease structuring, and asset repositioning strategies.
- Thorough understanding of real estate cycles, supply/ demand drivers and local property regulations.
- Bachelor's degree in real estate, Finance or Business with additional preferred qualification of MBA/ CFA/ MRICS/ RICS.
Job Responsibilities:
Strategic Portfolio Management:
- Value Creation: Executing property business plans to maximize NOI and IRR.
- Asset Lifecycle: Overseeing asset repositioning and strategic refurbishment programs to elevate market valuation.
- Capital Allocation: Formulating and approving CAPEX and operational budgets.
Financial Oversight & Yield Optimization:
- Financial Modeling: Directing cash flow forecasting, underwriting, and advanced property valuation reviews.
- Performance Analytics: Monitoring portfolio P&L against market benchmarks to identify yield diluting assets.
- Cost Control: Auditing property management fees and operational expenses to drive cost efficiencies.
Commercial & Leasing Operations:
- Tenant Strategy: Defining commercial and residential leasing frameworks to securing institutional, high value tenants.
- Occupancy Growth: Partnering with external brokers and internal teams to optimize retention and absorption rates.
- Vendor Oversight: Managing KPIs for third party facilities management providers.
Value Added Services & Portfolio Monetization:
- Ancillary Revenue: Developing and launching non-rental revenue streams including premium concierge services, smart parking monetization, and shared co-working amenities.
- Community Ecosystems: Cultivating curated retail, wellness, and experiential lifestyle partnerships to enhance community retention and drive tenant stickiness.
Governance, Risk and Stakeholder relations:
- Tenant Relations: Championing executive level relationship management with key anchor tenants, resolving high stake disputes and securing long term lease renewals.
- Reporting: Presenting investment performance, market risks, and exit strategies to management and board.
- Regulatory Compliance: Ensuring strict portfolio alignment with local Qatari property laws and corporate mandates.
- Risk Mitigation: Proactively managing portfolio exposure to market supply shifts and interest rate fluctuations.
