Director Commercial & Contracts

Summary:

A leading real estate developer is seeking an experienced Director Commercial & Contracts to oversee all commercial and contractual functions across its development portfolio. Reporting directly to the Executive Director, this role will drive strategic procurement, contract management, cost control, and risk mitigation initiatives to ensure project success and commercial integrity.

The Director will manage end-to-end contract processes, including RFP preparation, tendering, negotiation, award, and change management, while ensuring compliance with internal policies and external funding requirements. The role will also supervise project financial models in collaboration with Finance, oversee claims and variations, and ensure consultant and contractor performance aligns with agreed scopes.

Working closely with internal stakeholders and legal advisors, the Director will provide clear commercial direction throughout the project lifecycle, from design development through to final account settlement.

Candidates must bring substantial leadership experience in large-scale real estate or infrastructure projects, with a strong background in procurement strategy, contract law, claims management, and cost reporting.

Qualifications & Experience:

• Bachelors degree in Quantity Surveying, Engineering, Law, or related field (Masters preferred)
• MRICS or equivalent professional accreditation is highly desirable
• Minimum 15 years of relevant experience, including senior leadership roles in large-scale real estate or infrastructure projects
• Proven track record in commercial and contract management, claims, procurement, and financial modelling
• Strong understanding of FIDIC and other standard contract forms
• Excellent negotiation, communication, and stakeholder management skills
