Job Purpose Overview: The Director is responsible for identifying, evaluating, and securing new partnership, investment and development opportunities aligned with the organization's strategic growth agenda. The role leads to market intelligence, deal sourcing, relationship building, stakeholder management, due diligence, and negotiations to maximize long-term value creation. The Director ensures a strong deal pipeline across asset classes and supports strategic partnerships that enhance the organization's competitive advantage.
Key Responsibilities:
Strategic Sourcing & Deal Origination
- Lead the sourcing and execution of new investment, development, and partnership opportunities aligned with the organization's strategic priorities.
- Build and maintain a robust pipeline of high-quality deals through proactive market engagement and intelligence.
- Assess market trends, competitor activity, regulatory developments and emerging opportunities.
Evaluation & Due Diligence
- Oversee preliminary feasibility studies, financial assessments, and risk analyses for all sourced opportunities.
- Coordinate cross-functional due diligence (including but not limited to legal, financial, technical, master planning).
- Demonstrates strong sector expertise and other specialisms (e.g. real estate / joint venture structuring) to provide insights in assessing investment opportunities and identifying key risks and considerations.
Negotiation & Deal Structuring
- Lead negotiations with landowners, developers, investors, partners, and government entities.
- Develop commercial and transaction structures to optimize financial returns and strategic value.
- Manage and deliver multiple large-scale transactions and special projects in order to ensure execution of transactions / projects within set deadlines
- Develop investment memorandums and presentations related to initiatives or transactions and present them to the management and key stakeholders.
Stakeholder & Relationship Management
- Maintain strong relationships with developers, brokers, landowners, government authorities, and investment partners.
- Represent the organization in key external forums to strengthen market presence and deal flow.
- Liaise with group companies or third party advisors to execute projects to ensure the successful execution of transactions and projects in an efficient manner.
Strategic Planning & Reporting
- Contribute to the long-term growth strategy through data-driven market insights and investment recommendations.
- Provide regular pipeline updates, performance analysis, and strategic insights to senior leadership.
- Support the annual business planning and investment review processes.
- Develop processes and procedures in relation to investment operations to ensure best in class performance
Leadership & Team Development
- Lead and mentor a high-performing sourcing and business development team.
- Establish processes, tools, and systems for efficient opportunity tracking and evaluation.
- Promote a culture of innovation, collaboration, and proactive market engagement.
Key Requirements:
- Bachelor's degree in business, Finance, Real Estate, Economics, or related field.
- Master's degree (MBA or equivalent) preferred.
- 1015 years of experience in sourcing, origination, investments, real estate development, corporate development, or related functions.
- Proven track record of sourcing and closing high-impact deals.
- Strong experience in financial analysis, feasibility studies, and market evaluation.
- Experience working with senior stakeholders, government bodies, and external partners.
- Background in real estate, land development, hospitality, or investment environments preferred.
- Strong deal sourcing and origination capability.
- Advanced financial modeling and feasibility analysis.
- Excellent negotiation and deal-structuring skills.
- Market and competitor intelligence expertise.
- Strong stakeholder and relationship management.
- Ability to coordinate cross-functional due diligence.
- Knowledge of regulatory and real estate frameworks (UAE/GCC preferred).
