NOW HIRING A DEVELOPMENT DIRECTOR

Our client is a leading Real Estate Developer specialising in hospitality and mixed-use projects, and seeks a Development Director to lead their upcoming projects.

The Position

The position of Development Director will report to the Chief Development Officer and be responsible for managing a portfolio of Mixed Use projects from feasibility stages to handover.

Key Responsibilities:

  • Develop detailed plans for UAE mixed-use projects, covering timelines, budgets, and resource allocations.
  • Identify potential locations, conduct feasibility studies, negotiate property deals, and oversee due diligence for new developments.
  • Ensure adherence to local regulations, zoning laws, and building codes for all projects.
  • Control budgets, monitor expenses, secure financing, manage cash flow, and optimize ROI.
  • Manage relationships with investors, government officials, contractors, architects, and other partners.
  • Collaborate with architects, engineers, and construction teams to develop project designs, oversee construction activities, and ensure that projects are completed on time and within budget.
  • Conduct market research to identify trends, demand drivers, and competitive scenarios.
  • Align developments with brand standards and deliver exceptional guest experiences.
  • Identify and mitigate potential project risks, including permitting, environmental impact, and market fluctuations.

Requirements:

  • Successful track record in real estate development, particularly within mixed use, in the UAE.
  • Thorough understanding of local real estate regulations, including zoning laws and building codes in UAE.
  • Extensive knowledge of the UAE mixed use real estate market, encompassing trends, demand factors, and customer preferences.
  • Proficient in financial management, with expertise in budgeting, financial analysis, and investment evaluation specific to real estate projects.
  • Proven capability in managing complex projects from start to finish, including planning, resource allocation, risk management, and stakeholder coordination.
  • Strong leadership skills, adept at motivating teams, managing stakeholders, and ensuring project success.
  • Excellent communication abilities, enabling effective interaction with internal teams, external partners, investors, and government entities.
