Position Summary
The Director of Facilities Management (FM Director) is responsible for the strategic leadership, operational oversight, and continuous improvement of all facilities management functions across the organization's portfolio. This role ensures safe, efficient, and cost-effective operation of buildings, infrastructure, and assets while supporting business continuity and long-term asset value.
The FM Director will lead CAFM-driven operations, asset lifecycle management programs, and large-scale special projects including refurbishments, capital upgrades, and operational transformation initiatives across the UAE and wider GCC region.
Key Responsibilities
Strategic Leadership
- Develop and implement the organization's facilities management strategy aligned with business objectives.
- Establish performance standards, policies, and operational frameworks for FM delivery.
- Lead continuous improvement initiatives across facilities operations and asset management.
Facilities Operations
- Oversee maintenance, engineering, hard and soft services, and vendor management.
- Ensure compliance with UAE regulatory, health & safety, and environmental standards.
- Manage operational budgets, forecasting, and cost optimization initiatives.
CAFM & Digital FM Systems
- Lead implementation, optimization, and governance of CAFM systems.
- Ensure data integrity, reporting accuracy, and integration with asset management processes.
- Use CAFM analytics to support decision-making and performance monitoring.
Asset Management
- Develop and maintain asset lifecycle management strategies.
- Oversee asset registers, preventive maintenance programs, and capital planning.
- Align asset management practices with organizational and financial objectives.
Special Projects & Capital Works
- Lead large-scale facilities projects including refurbishments, relocations, infrastructure upgrades, and new developments.
- Coordinate with project managers, consultants, and contractors.
- Ensure delivery within scope, budget, and timeline.
Stakeholder Management
- Collaborate with senior leadership, finance, operations, and project teams.
- Manage service providers, consultants, and contractors.
- Provide executive-level reporting on facilities performance and risk.
Team Leadership
- Build and lead a high-performing FM team.
- Define KPIs, performance management processes, and development plans.
- Foster a culture of accountability, safety, and service excellence.
Qualifications & Experience
- Bachelor's degree in Facilities Management, Engineering, Construction Management, or related field.
- Minimum 1215 years of facilities management experience, including senior leadership roles.
- UAE or GCC facilities management experience is required, with strong understanding of:
- Local regulatory frameworks and compliance requirements
- Service provider and contractor market
- Integrated FM delivery models
- Demonstrated experience managing CAFM systems and asset management programs.
- Proven track record delivering large-scale facilities or infrastructure projects.
- Experience managing large, multi-site or mixed-use portfolios.
- Strong financial planning and budget management experience.
Preferred Certifications
- IFMA (CFM/FMP), IWFM, RICS, or equivalent.
- Asset management certification or ISO 55001 exposure.
- Project management certification (PMP, PRINCE2, or equivalent).
