Job Description

Lead, direct, and oversee the leasing function across assets through revenue diversification by developing and executing leasing strategies, managing tenant relations, and building partnerships to enhance occupancy, profitability, and overall asset performance in alignment with asset management strategy.

Core Job Responsibilities

1. Strategy, Policy, and Procedures

  • Develop and lead leasing strategies to diversify revenue streams, optimize space utilization, and maximize return on investment.
  • Establish and implement leasing policies, procedures, and standards in line with legal and regulatory requirements.
  • Continuously improve leasing processes to enhance compliance, efficiency, and service quality.
  • Identify and recommend new revenue models such as joint ventures, build-to-lease, and asset conversions.
  • Handle sensitive and confidential information with a high level of integrity and discretion.

2. Leasing Operations

  • Oversee the full leasing lifecycle, including marketing, negotiations, contracts, onboarding, renewals, and terminations.
  • Review and evaluate business cases related to asset expansion and space optimization.
  • Monitor asset performance and implement corrective actions for underperforming properties.
  • Approve lease agreements, ensuring favorable commercial terms and risk mitigation.
  • Lead negotiations with tenants and investors to achieve optimal commercial outcomes.
  • Ensure timely resolution of tenant issues and maintain strong tenant relationships.
  • Oversee coordination with Finance on tenant and investor accounts.
  • Ensure compliance with applicable UAE regulatory frameworks (e.g., Ejari, TAMM, DARI, Tawtheeq).
  • Supervise maintenance and operational services of leased properties.
  • Conduct regular site visits to ensure compliance, operational readiness, and service quality.

3. Financial & Commercial Oversight

  • Set and monitor leasing revenue targets, budgets, and forecasts.
  • Provide market insights and recommendations on pricing and revenue optimization.
  • Track and report on leasing KPIs and financial performance.

4. Reporting

  • Prepare and present periodic reports on leasing activities, revenue performance, and market trends to senior management.

5. Stakeholder Management

  • Build and maintain relationships with developers, brokers, and property management entities.
  • Collaborate with internal teams such as Engineering, Legal, and Finance to ensure smooth execution and compliance.

6. Talent Management

  • Lead and manage team performance, development, and engagement.
  • Identify training and resource requirements and align them with business needs.

7. Additional Responsibilities

  • Perform any other duties as assigned by the line manager.

Education & Experience

Qualifications:

  • Bachelor's degree in Business Administration or a related field.

Experience:

  • 7–10 years of experience in the property industry, real estate, or logistics, preferably with exposure to government entities or regulatory authorities.
