The Role
This role acts as the senior on-property leader for the residential asset, ensuring seamless integration of Homeowner experience, property operations, financial, rental program performance, asset preservation and community management while ensuring exceptional service delivery and strong owner engagement in alignment with governing agreements.
The Director of Residences will develop and implement property specific management strategies for the Residences in partnership with the Cluster Director Hospitality Residential Operations.

Pre-Opening
- Support the Residential Executive Team in establishing management agreements, licenses, governing documents, budgets, and forecasts. Develop property-specific SOPs to ensure hospitality standards are delivered across the residential operation.
- Coordinate recruitment, onboarding, and training of the residential team in partnership with Talent & Culture.
- Monitor property readiness during pre-opening and construction completion, addressing operational risks with the developer.
- Participate in ORAT (Operational Readiness, Activation and Transition) activities.
- Review operational infrastructure readiness, including BOH areas, storage, staff facilities, and housekeeping support areas.
- Support the establishment and implementation of the Homeowners Association (HOA) and ensure compliance with relevant legislation.
- Assist with homeowner handovers, post-handover defect management, and warranty follow-up.
- Deliver homeowner onboarding and orientation programs.
- Manage the residential opening-readiness plan and critical milestones.
- Launch residential amenities, lifestyle programs, and à-la-carte service offerings.
Property Management
- Oversee day-to-day residential operations, ensuring exceptional homeowner and rental guest experiences.
- Identify operational gaps and implement effective service solutions.
- Support HOA operations and compliance with local regulations and company policies.
- Monitor budgets, service charges, and operational expenditures.
- Coordinate Annual General Meetings and stakeholder communications.
- Conduct regular property inspections with Engineering and Housekeeping teams.
- Oversee operational systems, including PMS, owner applications, access control, and smart home platforms.
- Prepare management reports and maintain homeowner records.
- Lead, coach, and develop the residential team to deliver consistent service excellence.
- Manage homeowner communications, including notices, invoicing, and newsletters.
- Coordinate insurance and legal claims with relevant stakeholders.
- Support capital replacement planning with Engineering and Finance.
- Ensure high standards of cleanliness, presentation, maintenance, and contractor performance.
- Support VIP visits, special events, inventory management, and FF&E/OS&E replacement programs.
- Ensure compliance with financial reporting, audits, and HOA requirements.
- Act as the primary escalation point for homeowner concerns and lead emergency response procedures.
Rental Program
- Manage the day-to-day operation of the Rental Program, ensuring service quality and guest satisfaction.
- Ensure participating residences meet presentation, housekeeping, and maintenance standards.
- Monitor rental performance, profitability, and homeowner/guest satisfaction.
- Ensure compliance with community regulations, occupancy requirements, and company policies.
- Provide coaching and support to team members to enhance service delivery.
- Resolve guest and employee concerns while maintaining property standards and employee wellbeing.
- Gather guest feedback and implement service improvements.
- Oversee financial reconciliation of guest stays and homeowner revenue sharing.
- Conduct quality inspections and recommend property upgrades and capital replacements.
Other Responsibilities
- Support additional residential projects and operational initiatives across the Cluster portfolio as assigned.
Key Qualifications
Education & Experience
- Bachelor's degree in Hospitality, Property Management, or a related field.
- 8–10 years of experience in luxury residential, hospitality, or mixed-use operations, including leadership responsibility.
- HOA/property management qualification (or willingness to obtain within 12 months).
- Fluent in written and spoken English.
- Strong leadership, communication, and interpersonal skills.
- Proficiency in Microsoft Office and hospitality property management systems.
Preferred Qualifications
- Experience in ultra-luxury residences or mixed-use developments.
- Arabic language skills.
- Knowledge of local real estate legislation.
- Valid driving license.
