1. Project Planning and Development: Leading the planning and development of P&Z built-to-suit projects. This includes working with clients, architects, engineers, and contractors to define project scope, objectives, and specifications. Support the BU head in collaboration with corporate finance & investment in regional expansion for the PNZ Vertical. 2. Client Relationship Management: Building and maintaining strong relationships with key clients who require custom-built commercial real estate solutions. Collaborating with clients to understand their specific needs, budget constraints, and desired outcomes. 3. Site Selection and Due Diligence for BTS: Conducting site selection analysis, evaluating potential locations for the built-to-suit project. Performing due diligence activities, such as zoning assessments, environmental studies, and market analysis, to ensure site suitability and compliance in collaboration with external parties. 4. Budgeting and Financial Analysis: Developing project budgets and financial projections. Conducting financial analysis, feasibility studies, and cost-benefit analysis to determine the viability and profitability of the built-to-suit project. 5. Contract Negotiation: Negotiating agreements and contracts with clients, vendors, contractors, and other stakeholders involved in the project. Ensuring that terms and conditions are clearly defined and align with the client's requirements and expectations. 6. Project Management: Developing and executing the commercial project/ program management plans for all developments in Parks and Zones. Overseeing all aspects of the project's execution, including coordinating with architects, engineers, contractors, and subcontractors to ensure timely and quality construction. Managing project timelines, budgets, ExCom approvals, and resources to ensure successful completion. Managing and mitigating all risk associated with the projects. 7. BTS Project Portfolio Management: Overseeing the free zone's project portfolio, including project prioritization, resource allocation, and alignment with the free zone's strategic objectives. Conducting project assessments, risk analysis, and providing recommendations for project selection or termination. Develop a BTS market outreach plan in coordination with the commercial department (BD & International Sales) to promote to identify/promote BTS opportunities. Develop and maintain robust BTS projects pipeline. 8. Project Evaluation for repossessed/buy/sell industrial & Logistic properties: actively lead internal resources to evaluate new opportunities with CF & BD, work with commercial planning/engineering to develop robust assumptions, and ensure proper execution of the deals. #LI-RA1 |
