As an Electrical Operation and Maintenance Engineer at Al-Marasem Development, you will play a key role in supporting the Facility Management and Operations Department by ensuring the reliability, safety, and efficiency of all electrical systems, maintaining technical accuracy, and ensuring the smooth execution of day-to-day electrical operations. You will collaborate closely with Mechanical, Civil, Procurement, Quality Control, and other internal stakeholders to enhance operational efficiency and support the achievement of business objectives.
Your responsibilities will encompass the following key areas:
Maintenance Planning & Reporting:
- Prepare and analyze daily, weekly, and monthly preventive and corrective maintenance reports and dashboards.
- Monitor equipment performance KPIs and provide insights to support management decision-making.
- Track maintenance performance against SLAs (Service Level Agreements) and identify areas for improvement.
- Maintain accurate technical records and ensure data integrity within CMMS and ERP systems.
Systems Optimization & Troubleshooting:
- Review and optimize electrical operation processes to improve system reliability and energy efficiency.
- Develop and maintain electrical operation procedures, single-line diagrams, and technical documentation.
- Identify technical gaps and recommend practical solutions to resolve recurring electrical faults and streamline workflows.
- Support the implementation of new electrical technologies, smart building systems (BMS), and automation initiatives.
Asset & Data Management:
- Manage and maintain inventory data for electrical spare parts and equipment.
- Ensure the accuracy, consistency, and completeness of technical logs and asset registries.
- Generate maintenance forecasts, downtime reports, and equipment performance analyses.
- Support CMMS enhancements and user adoption across the technical and maintenance teams.
Cross-Functional Coordination:
- Collaborate with Mechanical, Civil, Procurement, HSE (Health, Safety & Environment), and Handover teams to ensure seamless execution of maintenance activities.
- Coordinate with external contractors and vendors to resolve complex technical issues affecting facility operations.
- Support new project handovers by ensuring electrical systems operational readiness and testing.
- Assist in preparing technical presentations, incident reviews, and management reports.
Continuous Improvement & Compliance:
- Monitor compliance with local electrical codes, HSE policies, and operational standards.
- Identify opportunities to improve energy consumption, operational efficiency, and resident/tenant safety.
- Stay updated on industry best practices and recommend technical and process enhancements.
- Provide guidance and technical support to junior technicians and O&M team members when required.
To excel in this role, candidates should possess the following qualifications and attributes:
- Bachelor's degree in Electrical Engineering (Power and Machines or a related field).
- 4–7 years of experience in Electrical Operation and Maintenance, Facility Management, or a similar role, preferably within the real estate or property development industry.
- Strong understanding of electrical power distribution, backup generators, low-current systems, and preventive maintenance protocols.
- Advanced proficiency in Microsoft Excel, PowerPoint, and other Microsoft Office applications, alongside AutoCAD.
- Excellent analytical, troubleshooting, and organizational skills.
- Strong communication and stakeholder management skills with the ability to collaborate across multiple technical and non-technical departments.
- Ability to analyze maintenance data, prepare technical dashboards, and provide actionable engineering insights.
- High attention to detail with the ability to manage multiple emergency priorities and meet deadlines safely.
- Experience in Building Management Systems (BMS) and energy optimization is considered an advantage.
