The Mission
Stony Creek Homes is a fast-paced Fix & Flip real estate company in the DC/Maryland/Virginia market. We buy distressed homes, renovate them, and sell them for a profit.
The Business Problem:
Our senior team is losing time on routine scoping. We need a producera highly intelligent engine roomwho can take a rough concept, identify the risks, and produce a defensible estimate with speed and urgency.
The Role:
This is
not a data entry role. This is a logic role. You will be responsible for creating estimates and handling procurement (finding vendors, negotiating prices) for residential projects. You will be given a dangerous level of freedom. We don't want robots; we want thinkers who ask,
Is this door even in the right place before they price the door.
What You Will Actually Do
- Rapid Estimation: Create Rough Order of Magnitude (ROM) estimates within 24 hours using historical data, even when drawings are incomplete.
- Procurement & Negotiation: You are not just guessing prices; you are calling US vendors, verifying quotes, and negotiating deals to protect our budget.
- Scoping & Logic: You will identify scope gaps. If a plan calls for a new wall, you know to include framing, drywall, paint, and trim without being told.
- Value Engineering: You will spot when a $10,000 solution can be replaced by a $2,000 creative alternative without sacrificing quality.

- The Street Smart Estimator You understand that in the US residential market, speed often beats perfect precision. You would rather give a 90% accurate estimate today than a 100% accurate estimate next week (which causes us to lose the deal).
- Extreme Ownership You treat the company's money like your own. If a sub-contractor sends a lazy quote, you don't just put it in the spreadsheetyou call them and challenge it.
- Communication Command
- English Proficiency: C2 Level (Near Native). You must be able to negotiate with US contractors over the phone confidently.
- Tech Stack: You are a wizard in Excel/Google Sheets. You can learn new software (Buildertrend, etc.) quickly.
- Cognitive Agility You can shift from minute details (counting outlets) to the big picture (does this renovation layout make sense for the neighborhood).
The No-Go List (Disqualifiers)
- Overly Academic Backgrounds: If your experience is 100% heavy civil engineering (bridges, roads, dams) and you have never estimated a residential bathroom, this is not for you.
- Zero Urgency: If you are comfortable missing a deadline because the vendor didn't email me back, you will not survive here.
- Rigid Thinking: If you cannot function without a highly structured process manual, do not apply. We build the plane while flying it.
