Estimator (Modular Experience and Commercial Background)

Position Summary

We are seeking an experienced Estimator with a strong background in modular construction and commercial projects to join our growing team. The Estimator will be responsible for preparing accurate and competitive cost estimates, supporting project design development, and collaborating closely with internal teams and external partners. This position requires deep understanding of both modular manufacturing processes and commercial construction methods to deliver high-quality, cost-effective solutions.

Key Responsibilities

Review architectural and engineering drawings, specifications, and project requirements to prepare detailed cost estimates for commercial modular projects.

Develop budgets, quantity take-offs, and pricing for all project phases from conceptual through final bid.

Collaborate with design, engineering, and production teams to optimize modular designs for cost, constructability, and schedule.

Solicit and analyze subcontractor and supplier quotations for modular components, site work, transportation, and installation.

Prepare comprehensive bid proposals, scope clarifications, and supporting documentation for client review.

Evaluate project risks, site conditions, and logistical considerations unique to modular construction.

Work with project management and operations teams to ensure smooth project handoffs from estimating to execution.

Support value engineering efforts by identifying cost-saving opportunities and alternative materials or methods.

Maintain up-to-date cost databases, production rates, and historical project data for modular and commercial construction.

Participate in pre-bid meetings, design reviews, and client presentations as needed.

Qualifications

Bachelor's degree in Construction Management, Civil Engineering, Architecture, or related field (or equivalent professional experience).

5+ years of estimating experience in commercial construction with at least 2+ years in modular or prefabricated construction.

Strong understanding of modular design, off-site manufacturing, and on-site assembly processes.

Proven experience estimating commercial building types (e.g., education, healthcare, hospitality, multifamily, or office).

Proficiency with estimating and takeoff software (e.g., Bluebeam, ProEst, PlanSwift, RSMeans, or similar).

Knowledge of construction codes, materials, and methods relevant to modular and commercial structures.

Excellent mathematical, analytical, and organizational skills with strong attention to detail.

Ability to interpret complex architectural and engineering drawings.

Strong communication skills with the ability to collaborate across departments and with external partners.

Familiarity with Lean Construction, BIM estimating, or ERP/MRP systems is a plus.
