About the Role:
A Facility Manager (FM) ensures the seamless operation, safety, and efficiency of physical workspaces, infrastructure, and services. This role combines technical expertise with strategic oversight to maintain environments that support productivity, compliance, and employee well-being.
Key Responsibilities
- Operations & Maintenance:
- Oversee daily operations of facilities, including HVAC, electrical, plumbing, and security systems.
- Schedule preventive maintenance, repairs, and upgrades using CMMS (Computerized Maintenance Management Systems).
- Manage janitorial services, landscaping, and waste disposal.
- Health, Safety & Compliance:
- Ensure compliance with OSHA, ISO, fire safety, and local building codes.
- Conduct regular safety audits and risk assessments.
- Develop emergency response plans (e.g., evacuations, disaster recovery).
- Space Planning & Optimization:
- Coordinate office layouts, moves, and reconfigurations to maximize space efficiency.
- Manage workplace technology (e.g., meeting room AV systems, access control).
- Vendor & Budget Management:
- Negotiate contracts with service providers (cleaning, security, maintenance).
- Monitor facility budgets, track expenses, and identify cost-saving opportunities.
- Sustainability Initiatives:
- Implement energy-efficient practices (e.g., LED lighting, smart thermostats).
- Drive waste reduction, recycling programs, and green certifications (LEED, BREEAM).
- Stakeholder Collaboration:
- Partner with HR, IT, and department heads to align facilities with organizational needs.
- Address employee concerns related to workspace comfort and functionality.
Core Skills
- Technical:
- Knowledge of building systems (HVAC, electrical, plumbing), CMMS tools (IBM Maximo, eMaint), and AutoCAD for space planning.
- Familiarity with IoT-enabled facility management (smart sensors, energy monitoring).
- Certifications:
- CFM (Certified Facility Manager), FMP (Facility Management Professional), or OSHA 30 preferred.
- Soft Skills:
- Problem-solving, vendor negotiation, crisis management, and strong communication.
