Job Summary
The Finance Director leads the company's financial strategy, planning, and operations across the real estate portfolio (development, investment, and/or property management). This role oversees financial reporting, project financing, cash flow management, investor relations, and regulatory compliance, while providing strategic guidance to executive leadership on acquisitions, developments, and capital structure.
Reporting Line
Reports to: Chief Financial Officer (CFO)
Direct reports: Finance Managers, Accountants, Financial Analysts, AP/AR teams
Key Responsibilities
Strategic & Leadership
- Develop and execute the company's financial strategy in line with business objectives
- Advise the CFO and executive team on financial implications of acquisitions, developments, disposals, and joint ventures
- Lead financial modeling and feasibility analysis for real estate projects and investments
Financial Planning & Analysis
- Oversee budgeting, forecasting, and long-range financial planning
- Monitor project profitability, ROI, IRR, and cash flow across the portfolio
- Analyze market trends, financing costs, and capital allocation opportunities
Reporting & Controls
- Ensure accurate and timely financial statements in line with IFRS/GAAP
- Establish and maintain internal controls, policies, and financial governance
- Manage consolidation across multiple entities and special-purpose vehicles (SPVs)
Compliance & Risk
- Ensure compliance with tax, regulatory, VAT/Zakat, and statutory requirements
- Manage audits (internal and external) and liaise with auditors and regulators
- Identify and mitigate financial and operational risks
Team Management
- Lead, mentor, and develop the finance team
- Drive process improvement and finance system/ERP optimization
Qualifications & Experience
- Bachelor's degree in Finance, Accounting, or related field (Master's/MBA preferred)
- Professional certification required: CPA, ACCA, CMA, or CFA
- 10+ years of progressive finance experience, with 5+ years in a senior/leadership role
- Strong background in real estate, construction, or property investment finance
- Deep knowledge of real estate financial modeling, project finance, and IFRS
- Experience with ERP systems (SAP, Oracle, NetSuite, Yardi, or similar)
