Role Description:
The Finance Manager will oversee all financial operations of the company, with a specific focus on real estate investments, property development, and asset management. This role ensures compliance with financial regulations, optimizes investment performance, and supports strategic decision-making through accurate reporting and financial analysis. The ideal candidate will have solid financial acumen combined with a deep understanding of the real estate industry's financial dynamics.
Key Responsibilities:
- Manage and monitor financial operations related to real estate development projects, leasing, and asset management.
- Oversee budgeting, forecasting, and financial planning for real estate portfolios and projects.
- Prepare detailed feasibility studies, ROI analysis, and project cash flow projections.
- Lead the monthly, quarterly, and annual financial reporting in compliance with IFRS and local regulations.
- Analyze real estate investment performance, rental income trends, and cost structures to guide business decisions.
- Ensure VAT, Zakat, and tax compliance in real estate transactions.
- Coordinate with auditors, banks, and legal teams for property financing and compliance matters.
- Implement and maintain internal financial controls for real estate transactions and capital expenditure.
- Supervise and develop the finance team, ensuring alignment with business goals and performance standards.
- Collaborate with development, asset management, and legal teams to ensure financial integrity across all projects.
Qualifications:
- Bachelor's degree in Finance, Accounting, or a related field (essential)
- Professional certification such as CPA, CMA, ACCA, or CA (preferred)
- MBA in Finance or Real Estate Finance (a plus)
Experience:
- Minimum 7–10 years of progressive finance experience, with at least 3 years in a managerial role.
- Proven experience in the real estate sector – including residential, commercial, or mixed-use developments.
- Strong knowledge of real estate financial modeling, lease accounting, and investment performance analysis.
- Familiarity with ERP systems (e.g., SAP, Oracle, or Yardi for real estate) and financial automation tools.
- Deep understanding of IFRS, VAT, and Zakat as applied to real estate activities in Saudi Arabia.
- Strong analytical, strategic thinking, and leadership skills.
