Position Overview
The Finance Manager – Real Estate is responsible for managing the company's financial operations related to real estate activities, including budgeting, reporting, cash flow management, compliance, and financial analysis. The role supports senior management in decision-making by providing accurate financial insights across property development, sales, leasing, and asset management operations.
The Finance Manager will work closely with the CFO, senior management, and operational teams to ensure strong financial control, efficiency, and compliance.
Key Responsibilities1. Financial Planning & Budgeting
- Prepare annual budgets, forecasts, and cash flow projections for real estate projects and portfolios
- Monitor financial performance against budgets and analyze variances
- Support long-term financial planning for developments, acquisitions, and asset management
2. Financial Reporting & Accounting
- Ensure accurate and timely preparation of monthly, quarterly, and annual financial statements
- Oversee general ledger, accounts payable, accounts receivable, and reconciliations
- Prepare management reports and dashboards for senior leadership
- Support consolidation of financials across entities or projects, if applicable
3. Real Estate Project Finance
- Monitor project costs, construction budgets, and development expenditures
- Track revenues from sales, leasing, and service charges
- Support financial feasibility studies, project costing, and profitability analysis
- Coordinate with project managers to control costs and timelines
4. Cash Flow & Treasury Management
- Manage day-to-day cash flow and working capital requirements
- Monitor collections, payments, and funding requirements
- Coordinate with banks for routine banking operations and reporting
- Assist in managing escrow, trust, or client accounts where applicable
5. Compliance, Audit & Controls
- Ensure compliance with UAE accounting standards, VAT regulations, and local laws
- Support internal and external audits and coordinate with auditors
- Implement and maintain internal controls and financial policies
- Ensure accurate VAT filings and regulatory reporting
6. Taxation & Regulatory Support
- Manage VAT registration, filing, and reconciliation
- Assist with corporate tax compliance and reporting (where applicable)
- Coordinate with tax advisors and consultants on regulatory matters
7. Team & Stakeholder Coordination
- Supervise and guide junior finance and accounting staff
- Coordinate with sales, leasing, operations, and legal teams
- Support CFO and senior management with financial analysis and reports

Qualifications & Experience
- Bachelor's degree in Finance, Accounting, or related field
- Professional qualification such as ACCA, CA, CPA, or CMA preferred
- Minimum 5–8 years of finance or accounting experience, preferably in real estate or property development
- Experience in UAE real estate market and regulations is an advantage
