Overview
We are seeking a highly experienced Fit-Out Package / Project Manager to lead the delivery of complex, high-spec interior packages on a flagship cultural project in Riyadh. This role requires proven experience on an Opera House, theatre, or major performing arts venue, where precision, acoustics, specialist finishes, and technical integration are critical.
This is a technically demanding position involving intricate coordination between architecture, structure, MEP, and specialist theatre systems within a design-driven environment.
Key Responsibilities
- Lead the end-to-end delivery of fit-out packages, including procurement, installation, and handover
- Manage specialist subcontractors across high-end finishes, bespoke joinery, acoustic treatments, and theatre-related installations
- Coordinate closely with design teams, theatre consultants, and MEP to ensure seamless integration of all elements
- Oversee installation of specialist theatre components (e.g. seating systems, acoustic panels, stage interfaces, back-of-house finishes)
- Ensure strict adherence to quality standards, tolerances, and material specifications expected on world-class cultural venues
- Drive programme delivery, identifying risks and implementing mitigation strategies in a fast-paced environment
- Lead site coordination, resolving complex interface issues between trades and packages
- Implement and enforce QA/QC procedures to achieve flawless finishes
- Interface with client and consultants, providing clear reporting on progress, technical challenges, and quality benchmarks
- Ensure compliance with health & safety standards and project requirements
Requirements
- Degree or relevant qualification in Construction Management, Engineering, or a related field
- Minimum 10–15 years experience in fit-out project delivery, with at least 5 years in a leadership role
- Mandatory experience delivering an Opera House, theatre, or major performing arts venue
- Strong background working for a main contractor on large-scale, high-spec interior projects
- Expertise in premium finishes, complex detailing, and bespoke fabrication
- Experience coordinating with theatre consultants and understanding performance space requirements (acoustics, sightlines, specialist finishes)
- Strong understanding of construction sequencing within highly constrained, design-led environments
- Commercial awareness with experience managing subcontract packages and variations
- Previous Middle East experience is advantageous
