Founding Operations Manager

Company Description Baytii is building an extended-stay home and community for people in their first 3–24 months in Dubai, including founders, senior hires and relocating professionals. Most housing in this city gives newcomers a lease. We give them a soft landing: a home that's ready from day one, a community to belong to and a first network, in well-designed residences with coworking, wellness and event spaces close by.

We're launching our first residences now and are hiring the founding team that will build the model from the ground up.

Role Description

As our Founding Operations Manager, you'll take the first 5–10 homes from signed agreement to happy residents. This is a hands-on, on-the-ground role, and you'll report directly to the CEO.

You will:

• Drive licensing and compliance, working with our setup agent and legal counsel on DET holiday-home operator registration, unit permits and building NOCs.
• Launch units end to end, covering owner and partner onboarding, furnishing, snagging, inventory, photography and welcome kits, so every home goes live on schedule.
• Run the resident experience, including move-ins, check-ins and check-outs, stay paperwork, service requests with clear response times, move-outs and deposits.
• Build and manage our vendor stack (cleaning, maintenance, linen, internet and furnishing), negotiating rates and holding partners to service standards.
• Be the day-to-day contact for unit owners and operating partners, with clear monthly reporting.
• Track occupancy, revenue, cost per unit and resident satisfaction, and share a weekly dashboard with the CEO.
• Document every process as you go. Your playbook becomes the foundation of our operating system.

This is a 90-day contract with a clear path to a permanent role for the right person. The package is a competitive base plus performance bonuses tied to homes launched and residents moved in.

Qualifications

• 4+ years in Dubai holiday-home, serviced-apartment or hotel operations.
• Hands-on experience taking units through DET (formerly DTCM) holiday-home permitting.
• An established network of Dubai vendors and contractors.
• Experience with property management systems (Guesty, Hostaway or similar), plus strong spreadsheet and documentation skills.
• Warm, service-minded and comfortable being front-facing to residents
• A valid UAE driving licence.
• Startup or pre-opening experience is a strong plus.
