General Manager, Development

MRG has been retained on a confidential search for an established privately owned Saudi real estate developer seeking to appoint a General Manager, Development.

This is a broad development mandate combining opportunity origination, investment, business development and project delivery.

We are looking for someone who can identify opportunities, build the investment case, secure the land and capital, and deliver.

The General Manager, Development will play a central role in growing the company's development pipeline across Saudi Arabia, identifying proprietary investment opportunities while also securing projects and partnerships with external landowners, investors and institutions.

The successful candidate should already have meaningful relationships across the Saudi real estate market and be capable of turning those relationships into development opportunities.

Alongside growing the pipeline, the General Manager will lead developments from feasibility through design, procurement, construction and completion, while building the internal team required to support the business as it expands.

We are particularly interested in candidates who can demonstrate:

• A substantial track record with a recognised Saudi real estate developer.
• Direct involvement in originating development opportunities.
• Experience sourcing and evaluating land.
• Strong understanding of development feasibility and investment appraisal.
• Experience working with investors, funding partners and joint venture structures.
• Evidence of winning new projects, partnerships or development mandates.
• Development experience spanning inception through delivery.
• Strong commercial judgement alongside a sound understanding of design and construction.
• An established senior network in Riyadh and/or Al Khobar and the Eastern Province.
• Experience building and leading development teams.
• Arabic and English bilingual

This is unlikely to suit someone whose career has focused principally on the execution of projects originated and structured by others. Our client is looking for a development professional who is comfortable moving between a landowner discussion, an investment proposition, a commercial negotiation and the realities of taking a project through delivery.

The position is based in Riyadh and is being handled on a strictly confidential basis. The identity of the client will be disclosed to suitable candidates during the interview process.

The package is expected to fall between SAR 80,000 and SAR 85,000 per month, depending on experience, together with a performance bonus of approximately 3–4 months salary, family medical insurance, education allowance for up to three children, annual business-class flight allowance, 30 days annual leave and additional company benefits.
