Position Overview:
The Handover and Snagging Officer is responsible for overseeing the inspection, identification, and rectification of defects or issues in newly developed properties before and during the handover process to the clients. The Snagging Officer duties involve conducting inspections of properties, attending snag inspections and handover appointments with the clients, addressing client's inquiries and complaints, coordinating with contractors to resolve any defects, and ensuring that all properties meet the company's high standards of quality and are delivered in an optimal condition to the clients.
Key Responsibilities:
- Conduct inspections of various elements of newly developed properties including finishing, fittings, mechanical and electrical installations, plumbing, etc to identify defects, incomplete work, or quality issues (snags).
- Compile detailed snagging lists that outline all issues that need rectification before the property is handed over to the client.
- Ensure that all aspects of the property conform to the company's quality standards, project specifications, functionality requirements and local building regulations.
- Work closely with the construction and maintenance teams to ensure prompt and effective resolution of issues identified during inspections within agreed timelines.
- Conduct follow-up inspections to ensure all issues and snags identified are completed and closed prior to handing over the property to the client.
- Attend and manage clients snag inspections and handover appointments.
- Guide the clients throughout the complete handover process addressing all their concerns and ensuring all relevant notices and communications are shared with the clients in a timely manner.
- Ensure an exceptional, professional, and engaging handover journey at every stage reflecting the company's commitment to a high-end quality experience from the first inspection to the final key handover.
- Maintain a professional and positive relationship with clients, providing updates on the status of snagging work and handover timelines and attending clients inquiries related to the handover process.
- Log all client snag comments and ensure all snagging work is completed to the satisfaction of the client before the final property handover.
Coordination & Reporting:
- Liaise with contractors, consultants, and project teams to ensure all snags and issues identified are addressed within the set timelines.
- Liaise with internal departments including finance and CRM to ensure a seamless handover journey for the clients.
- Continuously review and improve snagging and handover processes to enhance efficiency and the quality of final handover.
- Provide progress reports to the Handover Manager and highlight any risks affecting the handover timelines.
- Prepare and maintain accurate snagging/de-snagging and handover reports and documentation, including photographic evidence of defects and their resolution, snag inspection and handover client signed documents, and any other relevant documents.
Qualifications:
- Diploma or bachelor's degree in engineering, Construction Management, Real Estate or a related field.
- 3+ years of experience in property inspections, quality assurance, property handover, or a similar role within the real estate or construction industry.
- Strong attention to detail with proficient technical understanding of construction finishes and general building quality standards.
- Excellent communication and client handling skills.
- Proficiency in Microsoft Office.
- Highly organized and capable of managing multiple projects at once.
