Job Description

The Handover & DLP Associate is responsible for ensuring the quality and readiness of residential units throughout the handover and Defects Liability Period (DLP) process. The role conducts quality inspections, manages snagging and de-snagging activities, coordinates with contractors to ensure timely rectification of defects, and supports customer home orientations and handovers. The position plays a key role in maintaining customer satisfaction by ensuring units meet Bloom's quality standards and that all defects are resolved efficiently within agreed service levels.

Responsibilities

  • Conduct quality snagging and de-snagging inspections to ensure all issues raised are rectified by the contractor.
  • Ensure quality finishes meet standards and benchmarks.
  • Follow up with the contractor to ensure de-snagging is completed within the agreed timeline
  • Escalate delays and challenges to the head of Handover when necessary.
  • Track all inspections conducted during the quality assurance cycle, including initiation and completion times.
  • Release the unit for handover if quality standards are met or return it for further quality enhancement if needed.
  • Conduct Customer Home Orientation (CHO) inspections and share reports with the contractor.
  • Ensure CHO de-snag reports are issued within the agreed timeline and SLA with the contractor.
  • Ensure the unit is clean and in good condition prior to customer visits and key collection.
  • Conduct assessment visits and issue assessment reports during the Defects Liability Period (DLP) for each ticket raised by customers.
  • Share DLP reports with the contractor and facilitate service appointments for repairs or replacements.
  • Ensure contractor rectifies snags within the agreed timeline and SLA, addressing root causes to minimize recurrence.
  • Conduct quality inspections after contractor rectifications.
  • Issue resolution defect reports with before and after pictures, obtaining customer signatures.

Qualifications and Experience Requirements

  • Civil or MEP Engineer bachelor's degree
  • Min 3 experience in quality assurance and or defect liability period or FM
  • Strong communication and interpersonal skill
