Job Purpose

The Hard Services Supervisor is responsible for overseeing the day-to-day operation, maintenance, and performance of all technical and engineering services within the residential compound, ensuring a safe, reliable, and well-maintained environment for residents and employees.

Key Responsibilities

• Supervise daily hard services and technical maintenance activities across the compound.
• Oversee the operation and maintenance of electrical, HVAC, plumbing/water, firefighting, BMS, and other MEP systems.
• Ensure preventive and corrective maintenance activities are completed according to approved schedules and standards.
• Monitor contractors and service providers to ensure work is completed safely, efficiently, and in line with agreed standards.
• Conduct regular inspections of technical systems, equipment, and common areas and identify maintenance requirements.
• Coordinate and follow up on Preventive Maintenance (PM) and Corrective Maintenance (CM) activities.
• Respond to technical breakdowns and ensure timely resolution of maintenance issues.
• Monitor the performance of equipment and systems and recommend corrective actions or improvements where required.
• Ensure compliance with health, safety, environmental, and relevant technical requirements.
• Maintain accurate records of maintenance activities, incidents, inspections, and equipment performance.
• Coordinate with the Property Manager and other departments regarding operational and maintenance requirements.
• Support the preparation of maintenance reports, schedules, and technical documentation.
• Ensure that all works are carried out with minimum disruption to residents and community operations.

Requirements

• Bachelor's degree or diploma in Electrical, Mechanical, Electro-Mechanical Engineering, or a related technical field.
• Relevant experience in Facilities Management, Property Management, Residential Communities, Hospitality, or similar environments.
• Strong technical knowledge of MEP systems, including electrical, HVAC, plumbing, firefighting, and BMS.
• Experience in managing contractors and maintenance service providers.
• Good knowledge of preventive and corrective maintenance practices.
• Strong problem-solving and troubleshooting skills.
• Good communication and coordination skills.
• Ability to supervise technical teams and manage multiple maintenance activities simultaneously.
