Role Description:We are seeking a highly experienced Technical Manager to lead our Special Projects Division - luxury residential/hospitality. This is not a conventional design role; it is a high-stakes execution role. The primary mandate is to act as the bridge between the Concept to IFC teams and the Contractors. The candidate will be responsible on drawing interpretation, fit-out and construction methodology, and on-site execution quality. The background is unique must speak the language of designers, but have the scars of a contractor, to thrive in the gap where design intent meets physical reality.Responsibilities:
- Technical Leadership & Interface Management
- Serve as the primary technical liaison between the internal concept/IFC design teams and our contracting partners/external subcontractors.
- Translate complex design concepts into executable, site-ready technical solutions without compromising aesthetic integrity.
- Conduct technical audits of design packages to identify gaps, constructability issues, and coordination clashes before they reach site
- Construction Detailing & Execution
- Oversee all phases of on-site execution for special projects (high-end residential, hospitality, or complex commercial fit-outs).
- Supervise the interpretation of IFC (Issued for Construction) drawings, ensuring contractors interpret the drawings exactly as intended.
- Resolve high-level site conflicts regarding tolerances, material installation, MEP integration, and structural interfaces.
- Quality Assurance & Compliance
- Establish site execution standards and benchmarks specific to luxury/high-end finishes.
- Lead snagging and handover processes with extreme attention to detail.
- Ensure compliance with local building codes, safety regulations, and sustainability standards.
- Vendor & Material Optimization
- Leverage your contracting background to vet shop drawings and material submissions, identifying value engineering opportunities that do not degrade design quality.
- Collaborate with procurement to source materials that match the design intent but fit the project schedule and budget.Essential Experience:
- 15+ years of total experience in the interior design and fit-out industry.
- Mandatory Dual Background:Phase 1: Minimum 10 years in a reputable Interior Design firm (as a Senior Architect, Technical Manager, or Project Lead).Phase 2: Minimum 5 years in a Fit-out / Contracting company (as a Project Manager, Construction Manager, or Technical Director).
- Proven track record of delivering luxury/high-end residential, hospitality, or commercial projects.
