About the Role
The Maintenance Supervisor position is a mid-level leadership role responsible for the effective oversight of all maintenance operations within a facility or portfolio of properties. This role focuses on managing a team of skilled technicians, ensuring the timely completion of repairs, and implementing preventive maintenance programs to maximize equipment uptime and facility safety. The Maintenance Supervisor plays a critical part in coordinating with clients, prioritizing service requests, and maintaining compliance with industry standards, directly impacting operational efficiency and client satisfaction.
Key Responsibilities
- Supervise daily maintenance operations, ensuring all work is completed efficiently, safely, and in accordance with established protocols.
- Manage, mentor, and schedule a team of maintenance technicians, assigning tasks based on priority, skill set, and workload.
- Develop, implement, and monitor preventive maintenance schedules for all equipment and facility systems to minimize downtime and extend asset life.
- Respond promptly to service requests and emergency repairs, coordinating resources to resolve issues with minimal disruption to operations.
- Liaise directly with clients and stakeholders to assess maintenance needs, provide updates, and ensure high levels of customer satisfaction.
- Maintain accurate records of maintenance activities, work orders, inventory, and equipment history using computerized maintenance management systems (CMMS).
- Ensure compliance with all safety regulations, building codes, and environmental standards, conducting regular inspections and safety audits.
- Oversee procurement of maintenance supplies, spare parts, and equipment, managing vendor relationships and controlling costs.
- Train and develop maintenance staff on technical skills, safety procedures, and company policies to foster a culture of continuous improvement.
- Analyze maintenance data and performance metrics to identify trends, recommend process improvements, and report on key performance indicators (KPIs).
Required Experience & Skills
- Proven experience in maintenance supervision or a related leadership role within facilities management, manufacturing, or building services.
- Strong technical knowledge of mechanical, electrical, HVAC, plumbing, and general building systems, with the ability to troubleshoot and resolve complex issues.
- Demonstrated ability to lead, motivate, and develop a diverse team of maintenance technicians, including performance management and conflict resolution.
- Proficiency in scheduling, prioritizing, and coordinating multiple maintenance tasks in a fast-paced environment.
- Experience with preventive maintenance planning, execution, and documentation using CMMS or similar digital tools.
- Excellent communication and interpersonal skills for effective client interaction, team collaboration, and vendor management.
- Strong organizational skills with attention to detail in record-keeping, inventory management, and compliance documentation.
- Solid understanding of workplace safety standards, OSHA regulations, and best practices in maintenance operations.
- Analytical skills to interpret maintenance data, identify root causes, and implement process improvements.
- Ability to manage budgets, control costs, and optimize resource allocation for maintenance activities.
Qualifications
- High school diploma or equivalent required; associate degree or technical certification in facilities management, mechanical, electrical, or related field preferred.
- Minimum of 3-5 years of hands-on maintenance experience, with at least 1-2 years in a supervisory or lead role.
- Certifications such as Certified Maintenance & Reliability Technician (CMRT), HVAC certification, or similar credentials are advantageous.
- Valid driver's license and ability to respond to after-hours emergencies as needed.
- Familiarity with building automation systems (BAS) and energy management practices is a plus.
