Job Description
Job Purpose
- Lead the overall maintenance and management of RTA facilities including civil, electromechanical, and firefighting systems, by managing outsourced contractors and service providers.
- Oversee performance metrics, develop maintenance strategies, and ensure optimal service delivery through lifecycle management and resource optimization.
Roles And Responsibilities
- Strategy
- Develop long-term maintenance plans aligned with asset lifecycle strategies and energy sustainability objectives.
- Oversee the development and governance of policies, processes, and manuals for facilities maintenance quality, ensuring alignment with international standards and Authority approved specifications
- Set numeric goals and lead key initiatives for operational performance and system resilience.
- Contribute to departmental budgeting and planning, ensuring alignment with strategic facility performance targets.
- Lead the implementation of safety, sustainability, and resilience strategies across all building utility operations.
- Operations
- Supervise preventive and corrective maintenance of buildings, infrastructure, and systems, ensuring compliance with RTA and HSE standards.
- Monitor and evaluate contractor and consultant performance to ensure adherence to technical specifications and contractual obligations.
- Manage resource allocation (workforce, materials, equipment) across projects, in coordination with support departments.
- Establish and control utilities including electricity, Heating, Ventilation and Air Conditioning (HVAC), and water supply to ensure uninterrupted facility operations.
- Oversee the execution of facility inspections, defect reporting, and follow-up action planning.
- Ensure fire and life safety systems are connected to Civil Defense and maintained as per required schedules.
- Oversee receipt and resolution of facility maintenance requests and complaints to ensure customer satisfaction and service excellence.
- Lead coordination with providers for water, sewage, communications, and other essential utilities for existing and new facilities
- Supervise preventive/corrective maintenance of air-conditioned passenger waiting shades.
- Product / Process Improvement
- Supervise the enhancement of maintenance workflows and resource efficiency using digital platforms and contractor feedback loops.
- Implement system improvements based on inspection data, audit findings, and recurring defect patterns.
- Review contract documentation and tender specifications to reflect evolving standards and innovative technologies.
- Conduct periodic technical surveys for non-investment properties and ensure insurance contracts and facility documentation are updated to support lifecycle management and compliance.
- Physical Working Conditions
- Requires site visits to buildings, utility rooms, rooftops, and external locations for evaluations, issue resolution and supervision of contractors.
Qualifications
- Education
- Bachelor's degree in Electrical Engineering; or Master's degree in Civil, Electrical, or Mechanical Engineering, or Energy Management
- Experience
- Required: 12+ Years in case of Master's degree (14+ years in case of Bachelor's degree)
