Marketing Manager Job Description
Key Responsibilities
1. Strategic Marketing & Campaign Development
Develop and execute quarterly brand marketing campaigns and monthly exclusive project campaigns.
Conduct market research and competitor analysis to optimize targeting strategies.
Implement data-driven decision-making for campaign performance improvements.
Identify and evaluate new marketing channels to strengthen brand reach.
2. Content Creation & Calendar Management
Develop a content strategy aligned with brand and sales goals.
Oversee content creation for Instagram, LinkedIn, WhatsApp, and Google My Business (GMB).
Ensure 7 posts per week (5 videos, 2 static images) on Instagram.
Approve and manage a monthly content calendar to maintain consistency in messaging.
3. Social Media & Agency Management
Oversee agency-managed social media campaigns, ensuring alignment with brand identity and sales objectives.
Track and improve engagement metrics (engagement rate, follower growth, lead generation).
Conduct monthly performance reviews of social media and agency outputs.
Expand WhatsApp marketing strategies for lead nurturing.
4. Listing Management & Portal Optimization
Manage property listings on Bayut, Property Finder, and Dubizzle.
Allocate and optimize monthly portal credit budget of AED 28,200.
Track TruBroker & SuperAgent performance, analyzing data for improvement.
Conduct training sessions for the marketing team & agents on optimizing portal performanceand listing regulations.
Remove underperforming listings after 60 days and replace them with fresh, high-performing ones.
5. CRM & Database Management
Ensure accurate lead tracking using Bitrix CRM.
Assign individual listings to specific agents and general leads on a round-robin basis.
Execute email and drip campaigns via email marketing platform to nurture leads.
Maintain a 15% conversion rate from lead nurturing efforts.
6. Website Management & SEO Optimization
Maintain and update the website with the latest listings, blogs, and property insights along with job vacancies as communicated by HR on time to time basis.
Ensure SEO best practices to increase organic traffic.
Work on website speed, UI/UX improvements, and user engagement strategies.
Track and analyze website visitor behavior for continuous improvements.
7. Offline Marketing Collaterals & Inventory Management
Develop brochures, flyers, property booklets, branding materials, and ensure timely distribution.
Keep a record of inventory and reprint marketing materials when needed.
Ensure all collaterals align with brand guidelines and sales team needs.
Ensuring all marketing material being prepared by agents, if at all adhere to Artha brand guidelines.
8. Roadshow Research & Database Acquisition
Research upcoming expos, real estate roadshows, and industry events for brand presence.
Acquire databases of potential investors, developers, and brokers to expand lead generation.
Plan and execute roadshow participation strategies for brand visibility.
9. Performance Analysis & Reporting
Track and analyze digital marketing performance (SEO, listings, social media, and ROI).
Ensure monthly reporting on all marketing channels, including ROMI (Return on Marketing Investment).
Implement data-driven insights to refine marketing efforts and improve lead quality.
10. Developer Branding & Exclusive Project Marketing
Lead the end-to-end marketing strategy for developers who have an exclusive partnership with Artha Realty.
Develop brand positioning, messaging, and storytelling strategies for developers/exclusive projects.
Create and execute via vendors media plans, social media strategies, event promotions, and advertising for new project launches.
Coordinate with developers to ensure brand alignment and strong outreach campaigns.
Optimize lead generation strategies for developer projects, ensuring high conversion rates.
Ensure seamless execution of branding initiatives, print & digital marketing, and PR efforts via vendors.
11. Broker Engagement & Event Management
Organize monthly broker events for exclusive projects and quarterly brand events for Artha Realty.
Develop engagement programs for brokers, ensuring increased project awareness and participation.
Maintain vendor coordination with a target attendance of 100-200 brokers per event.
Foster long-term broker relationships through networking and communication strategies.
12. Training & Development for the Marketing Team
Conduct regular training sessions for in-house mktng team on new marketing trends, strategies, and tools.
Train team members on Bayut & Property Finder TruBroker & SuperAgent tracking.
Ensure the marketing & sales team understands how to optimize listings for better visibility.
Educate the team on SEO best practices, CRM usage, and WhatsApp marketing strategies.
13. Brand Positioning & Competitive Strategy
Analyze competitor marketing strategies and identify gaps for Artha to stand out.
Develop strategic insights to position Artha Realty as a top-tier real estate brand.
Ensure consistent brand messaging and tone of voice across all platforms.
Work closely with sales and leadership teams to align marketing with business growth objectives.
14. Team Leadership & Collaboration
Lead a team of 3 members: Junior Marketing Manager, Graphic Designer, and Content Creator.
Conduct daily/weekly check-ins to ensure smooth workflow and timely execution of tasks and helping /monitoring the content creator to plan his outdoor shoot schedules.
Work closely with the sales team to align marketing efforts with revenue goals.
Take complete ownership of department functions, with budget and creative approvals requiring senior management confirmation.
15. Industry Trends & Compliance
Stay updated on real estate marketing trends, emerging platforms, and consumer behavior shifts.
Conduct manual compliance checks to ensure all marketing efforts align with regulatory standards.
Identify new marketing opportunities to enhance brand positioning and business growth.
Role Criteria:
Bachelor's degree in Marketing, Business Administration, or a related field; a Master's degree is a plus.
Minimum of 5 years of experience in marketing, preferably in the UAE real estate sector, showcasing a strong understanding of market dynamics.
Proven track record of managing successful marketing campaigns that resulted in significant sales growth.
Familiarity with real estate marketing tools and platforms, including CRM software and digital marketing analytics.
Exceptional communication and interpersonal skills to effectively engage with clients, stakeholders, and team members.
Strong analytical skills to interpret market data and campaign performance, making data-driven decisions.
Creative mindset with the ability to generate innovative ideas for marketing initiatives that stand out in a competitive market.
Proficiency in graphic design software is advantageous for creating marketing materials.
Fluency in English is required; knowledge of additional languages, particularly in multicultural markets, is a significant advantage.
A proactive attitude with strong organizational skills and the ability to manage multiple projects simultaneously under tight deadlines.
