Job Purpose
To ensure the effective operation, maintenance, and reliability of all mechanical systems within the facility including HVAC, plumbing, firefighting, drainage, and other mechanical utilities in compliance with safety, environmental, and operational standards.
Key Responsibilities
Operation & Maintenance
- Supervise, operate, and maintain all mechanical systems (HVAC, chillers, boilers, pumps, air compressors, plumbing, and firefighting systems).
- Monitor system performance and ensure energy-efficient operation.
- Respond to equipment breakdowns and perform root cause analysis.
Preventive & Corrective Maintenance
- Develop, implement, and monitor preventive maintenance schedules.
- Ensure timely corrective actions to minimize downtime.
- Coordinate with contractors/vendors for specialized maintenance.
Technical & Compliance
- Ensure compliance with standards (ASHRAE, NFPA, SBC, etc.).
- Review technical reports, drawings, and specifications.
- Maintain O&M documentation, inspection records, and compliance reports.
Projects & Upgrades
- Support facility upgrade projects and retrofits.
- Coordinate with consultants, contractors, and suppliers.
- Participate in testing, commissioning, and handover.
Health, Safety & Environment (HSE)
- Enforce safety procedures and HSE policies.
- Conduct risk assessments for mechanical operations.
- Respond to mechanical equipment emergencies.
Team & Coordination
- Supervise and train junior engineers and technicians.
- Coordinate with electrical, civil, and facility teams.
- Liaise with landlords, tenants, and external agencies.
Qualifications and Experience
Education
Bachelor's degree in Mechanical Engineering
Certifications
Knowledge of HVAC, firefighting, plumbing, mechanical systems; Familiarity with ASHRAE, NFPA, ISO, SBC
Experience
15 years (preferably in high-rise/commercial buildings)
Technical Skills
AutoCAD, MS Office, CMMS
Languages
English, Arabic
