As a Mechanical Operation and Maintenance Engineer at Al-Marasem Development, you will play a key role in supporting the Facility Management and Operations Department by ensuring the reliability, safety, and efficiency of all mechanical systems, maintaining technical accuracy, and ensuring the smooth execution of day-to-day mechanical operations. You will collaborate closely with Electrical, Civil, Procurement, Quality Control, and other internal stakeholders to enhance operational efficiency and support the achievement of business objectives.
Your responsibilities will encompass the following key areas:
Maintenance Planning & Reporting:
- Prepare and analyze daily, weekly, and monthly preventive and corrective maintenance reports and dashboards.
- Monitor mechanical equipment KPIs (such as HVAC, plumbing, and fire-fighting systems) and provide insights to support management decision-making.
- Track maintenance performance against SLAs (Service Level Agreements) and identify areas for improvement.
- Maintain accurate technical records and ensure data integrity within CMMS and ERP systems.
Systems Optimization & Troubleshooting:
- Review and optimize mechanical operation processes to improve system reliability and water/energy efficiency.
- Develop and maintain mechanical operation procedures, technical manuals, and documentation.
- Identify technical gaps and recommend practical solutions to resolve recurring mechanical faults and streamline workflows.
- Support the implementation of new mechanical technologies, HVAC automation initiatives, and smart building integrations.
Asset & Data Management:
- Manage and maintain inventory data for mechanical spare parts and equipment (e.g., pumps, motors, valves, filters).
- Ensure the accuracy, consistency, and completeness of technical logs and asset registries.
- Generate maintenance forecasts, downtime reports, and equipment performance analyses.
- Support CMMS enhancements and user adoption across the technical and maintenance teams.
Cross-Functional Coordination:
- Collaborate with Electrical, Civil, Procurement, HSE (Health, Safety & Environment), and Handover teams to ensure seamless execution of maintenance activities.
- Coordinate with external contractors and specialized vendors (e.g., chiller manufacturers, elevator technicians) to resolve complex operational issues.
- Support new project handovers by ensuring mechanical systems operational readiness, commissioning, and testing.
- Assist in preparing technical presentations, incident reviews, and management reports.
To excel in this role, candidates should possess the following qualifications and attributes:
- Bachelor's degree in Mechanical Engineering.
- 4–7 years of experience in Mechanical Operation and Maintenance, Facility Management, or a similar role, preferably within the real estate or property development industry.
- Strong understanding of HVAC systems (chillers, AHUs, FCUs), plumbing networks, pump stations, and fire protection systems.
- Advanced proficiency in Microsoft Excel, PowerPoint, and other Microsoft Office applications, alongside AutoCAD.
- Excellent analytical, troubleshooting, and organizational skills.
- Strong communication and stakeholder management skills with the ability to collaborate across multiple technical and non-technical departments.
- Ability to analyze maintenance data, prepare technical dashboards, and provide actionable engineering insights.
- High attention to detail with the ability to manage multiple emergency priorities and meet deadlines safely.
- Experience in Building Management Systems (BMS) and HVAC energy optimization is considered an advantage.
