As a MEP BIM Modeler (Revit) – Swimming Pool, you will be responsible for developing, coordinating, and maintaining detailed BIM models for swimming pool MEP systems throughout the construction lifecycle. The ideal candidate will have strong hands-on experience in Revit MEP, Navisworks, AutoCAD, and swimming pool MEP systems, with a good understanding of plant rooms, pool equipment, pipe routing, electrical interfaces, coordination, clash detection, and as-built BIM requirements. Experience in UAE construction projects with swimming pool and landscape works is highly preferred.
Responsibilities
- Develop detailed Swimming Pool MEP BIM models in Revit, from LOD 350 through LOD 400 and LOD 500, covering mechanical, plumbing, drainage, and electrical systems.
- Model swimming pool circulation and filtration systems, including pumps, filters, balancing tanks, heat exchangers, dosing systems, chlorination systems, valves, and accessories.
- Develop accurate models for pool pipework, including circulation, overflow, drainage, backwash, make-up water, chemical dosing, and equipment connections.
- Model and coordinate swimming pool plant rooms, including pumps, filters, tanks, manifolds, valves, pipework, supports, equipment clearances, and maintenance access.
- Model pool fittings and specialist components such as main drains, inlet nozzles, overflow channels, skimmers, vacuum points, level controls, and outlets.
- Model and coordinate pool electrical systems, including electrical panels, control panels, isolators, junction boxes, cable trays, conduits, and electrical connections.
- Coordinate underwater pool lighting and associated electrical provisions, including conduits, junction boxes, transformers/drivers, and control systems.
- Prepare and extract Swimming Pool MEP shop drawings, layouts, sections, elevations, plant-room details, equipment arrangements, and installation drawings.
- Perform clash detection and coordination using Revit and Navisworks and support resolution of clashes with other disciplines.
- Coordinate swimming pool MEP systems with architectural, structural, landscape, irrigation, civil, drainage, electrical, mechanical, plumbing, and utility services.
- Coordinate pool wall and slab penetrations, sleeves, puddle flanges, openings, embedded items, electrical conduits, and specialist fittings.
- Prepare and coordinate Builder's Work in Connection (BWIC) requirements, including sleeves, openings, trenches, pits, foundations, embedded conduits, and service penetrations.
- Ensure adequate space for equipment access, maintenance, filter removal, pump maintenance, valve operation, panel access, and equipment replacement.
- Coordinate mechanical and plumbing services with electrical requirements, including power connection points, isolators, control interfaces, equipment loads, and panel requirements.
- Update BIM models based on RFIs, consultant comments, approved material submittals, specialist drawings, coordination comments, site conditions, and technical changes.
- Review site markups, redlines, approved shop drawings, equipment selections, and survey information and incorporate required changes into the BIM model.
- Generate material take-offs and quantity schedules for pipes, fittings, valves, pumps, filters, tanks, electrical panels, containment, and other MEP components.
- Maintain accurate equipment information within the BIM model, including equipment tags, model numbers, capacities, connection sizes, electrical loads, and asset information.
- Prepare and maintain LOD 500 / as-built Swimming Pool MEP BIM models based on actual installations, approved redlines, commissioning information, and site survey data.
- Manage BIM models and drawings through Autodesk Docs / BIM 360, maintaining proper revision, naming, and version control.
- Follow project BEP, CDE procedures, ISO 19650 requirements, LOD requirements, naming conventions, and project-specific BIM standards.
- Maintain accurate Revit families, parameters, schedules, worksets, view templates, and model information.
- Coordinate closely with swimming pool specialists, MEP engineers, BIM coordinators, structural teams, landscape teams, site engineers, and subcontractors.
- Provide technical support to construction teams through coordinated drawings, installation details, equipment setting-out information, pipe routing details, and technical clarifications.
Requirements
- Bachelor's Degree / Diploma in Mechanical Engineering, MEP Engineering, or a related discipline. ITI qualification may also be considered based on relevant experience.
- Minimum 5–10 years of experience in BIM modelling, with strong experience in Swimming Pool MEP systems.
- Mandatory hands-on experience in Revit MEP with knowledge of developing detailed construction and coordination models.
- Strong experience in swimming pool, water feature, pool plant room, filtration, circulation, plumbing, drainage, and electrical systems.
- Experience in UAE construction projects is highly preferred.
- Strong knowledge of Revit, Navisworks Manage, AutoCAD, and Autodesk Docs / BIM 360.
- Experience with LOD 350, LOD 400 and LOD 500 modelling and preparation of as-built BIM models.
- Good understanding of MEP coordination, clash detection, shop drawings, BWIC, sleeves, penetrations, equipment clearances, and site constructability.
- Ability to read and interpret MEP drawings, specialist swimming pool drawings, architectural and structural drawings, specifications, and equipment data sheets.
- Good understanding of swimming pool MEP installation, plant-room coordination, pipe routing, equipment installation, electrical interfaces, testing, and commissioning.
- Knowledge of BIM standards, BEP, CDE procedures, ISO 19650, naming conventions, and model coordination processes.
- Knowledge of Dynamo will be considered an advantage.
- Strong attention to detail, coordination, problem-solving, and communication skills.
- Ability to work effectively with consultants, contractors, MEP teams, BIM teams, pool specialists, landscape teams, and site teams.
- English language proficiency is required.
