Project Director Master Plan Development (Al Marjan Island, UAE)

Role Overview

We are seeking an accomplished Project Director to lead the end-to-end delivery of a landmark master-planned development on Al Marjan Island. This role requires a hands-on leader capable of independently establishing project systems, teams, processes, and delivery strategies from the ground up.

The ideal candidate combines strong UAE market knowledge, real estate developer-side experience, and a site-based construction background, with a proven track record delivering high-end residential, hospitality, and mixed-use projects in the region.

Key Responsibilities

Lead the overall development and delivery of the master plan from concept through design, procurement, construction, and handover

Establish project governance, reporting systems, budgets, schedules, procurement strategies, and quality control frameworks

Manage and coordinate all consultants, designers, contractors, and specialist suppliers

Drive contractor packaging strategies, tendering, negotiations, and contract award processes

Oversee cost planning, value engineering, and budget control across all project stages

Ensure project delivery meets required timelines, quality standards, and commercial objectives

Work closely with internal development, finance, asset management, and sales teams

Represent the client in all technical, commercial, and construction-related matters

Identify project risks and implement mitigation strategies

Build and lead the project team as the development progresses

Candidate Profile

1825 years of experience in real estate development and construction

Extensive experience working in the UAE market, with deep understanding of contractors, supply chain, procurement practices, costs, scheduling, and quality standards

Proven background delivering high-end residential, hospitality, or mixed-use projects in the UAE

Previous client-side experience working directly for a Real Estate Developer

Earlier career experience on-site in construction management or project management roles (not purely consultancy / PMC background)

Strong experience working with contracting companies, including packaging, tendering, and site execution

Demonstrated experience in a Project Director or Senior Project Management role within a UAE-based developer environment

Self-starter with the ability to build project structures and teams independently

Strong leadership, communication, and stakeholder management skills

Bachelor's degree in Engineering, Construction Management, or related field
