About the Role
We are seeking an experienced Project Director / Managing Director to lead the end-to-end delivery of a four-star hotel development in a remote location. This is a senior, hands-on leadership role combining project management, financial oversight, and stakeholder relations. The successful candidate will act as the owner's representative on-site, driving the project from tendering through construction to handover, while managing budgets, contractors, developers, and government relationships.
Responsibilities
- Lead and manage the tendering process, including preparing tender documents, evaluating contractor bids, and negotiating construction contracts.
- Select, onboard, and manage main contractors, subcontractors, and specialist suppliers throughout the project lifecycle.
- Serve as the primary point of contact with developers, investors, and ownership, providing regular progress and status reporting.
- Liaise with government entities and local authorities to secure permits, licenses, utility connections, and regulatory approvals.
- Oversee project budgeting and cost control, including cash flow forecasting, cost-to-complete tracking, and variance/change order management.
- Monitor construction progress against schedule, quality, and safety standards; proactively resolve delays and site issues.
- Coordinate logistics specific to remote-site execution: material transport, site power/water/temporary infrastructure, and workforce accommodation.
- Manage relationships with hotel brand technical services (if applicable) to ensure compliance with brand design and construction standards.
- Prepare and present periodic financial and progress reports to ownership/board.
- Identify and mitigate project risks across financial, regulatory, and operational dimensions.
Qualifications
- 5–10 years of experience in hospitality/resort development or construction project
- Bachelor's degree in Civil/Architectural Engineering, Construction Management, or related field.

- Demonstrated experience managing projects in remote or logistically challenging locations.
- Proven track record running competitive tender processes and negotiating construction contracts (FIDIC or equivalent forms preferred).
- Experience engaging with government bodies for permitting, licensing, and regulatory approval.
- Strong financial acumen: ability to read development pro formas, manage construction budgets, and control costs.
- PMP, RICS/MRICS, or equivalent professional certification is an advantage.
- Experience working with international hotel brand standards is a plus.
- Entrepreneurial experience a plus as well.
