Job Summary
The Facility Management Project Director is responsible for overall leadership and delivery of facility management projects, ensuring operational readiness, quality standards, compliance, cost control, and stakeholder satisfaction. This role oversees multi-site service delivery, vendor performance, integrated maintenance programs, and project execution from planning through steady-state operations.
Key Responsibilities
- End-to-End Project Leadership: Own project delivery lifecycle—planning, mobilization, execution, handover, and operational stabilization.
- Facility Operations Strategy: Define and implement FM operating models, service levels, KPIs, and continuous improvement plans.
- Vendor & Contractor Management: Lead procurement/vendor onboarding support, set SLAs, manage performance, and ensure compliance with contractual obligations.
- Maintenance Programs: Oversee preventive/corrective maintenance, asset reliability strategy, CAFM/work order processes (if applicable).
- Health, Safety, Security & Compliance: Ensure compliance with applicable local regulations, safety procedures, audits, and certifications.
- Budget & Cost Control: Drive cost forecasting, budget adherence, and lifecycle cost optimization.
- Quality Assurance: Ensure service quality across housekeeping, HVAC/MEP, electrical, plumbing, security, landscaping, waste management, etc. (as applicable).
- Stakeholder Management: Manage client relationship, internal leadership alignment, and coordination with engineering/operations/HR/vendor teams.
- Reporting & Governance: Provide regular project and service performance reports to stakeholders; manage risks, issues, and action logs.
- Change & Transition Management: Ensure smooth transition during new site onboarding, service expansion, or contract renewals.
Required Qualifications & Experience
- Bachelor's degree in Engineering / Civil / Mechanical / Electrical / Facilities Management / Business Administration (or equivalent).
- 10+ years of experience in facility management and/or integrated facility services, including lead/manager/director-level ownership.
- Proven track record delivering multi-site FM projects or large-scale outsourced facility services.
- Strong knowledge of FM processes (SLA/KPI, work order systems, CMMS/CAFM, preventive maintenance, asset management).
- Demonstrated expertise in vendor management, contract governance, and compliance.
Preferred Skills
- Experience with MEP systems and building infrastructure operations.
- Familiarity with CMMS/CAFM tools (e.g., IBM Maximo, UpKeep, Corrigo, Archibus, ServiceNow—any is fine).
- Ability to build and lead teams, including hiring, training, and performance management.
- Strong leadership in turnarounds, service stabilization, and audit remediation.
- Data-driven approach to reliability and performance improvement.
