Project Director | Luxury Residential Development | UAE

Please Note: This is a fixed-term, project-based role running from July 2026 until 31 December 2026. The successful candidate will be engaged solely for the duration of the project. This is not a permanent position.
About the Role
Our client is seeking an accomplished Project Director to lead the successful delivery of a prestigious luxury residential development in the UAE.
This is a senior leadership role responsible for the overall planning, execution, and completion of the project, ensuring delivery on time, within budget, and to the highest standards of quality, safety, and client satisfaction. The Project Director will oversee multidisciplinary teams, manage key stakeholders, and drive project performance throughout the entire project lifecycle.
The ideal candidate will have extensive experience delivering high-value residential, hospitality, commercial, or mixed-use developments within the UAE or GCC and possess exceptional leadership, commercial, and client management capabilities.
Key Responsibilities
Project Leadership
- Lead the overall planning, execution, and successful delivery of the project from mobilization through final handover.
- Take full ownership of project scope, schedule, budget, quality, safety, and commercial performance.
- Develop and implement project execution strategies to achieve key milestones.
- Monitor project performance and proactively resolve risks and challenges.
Stakeholder Management
- Serve as the primary point of contact for the client, consultants, contractors, and key stakeholders.
- Build and maintain strong working relationships throughout the project.
- Lead project meetings and provide executive-level progress reporting.
- Ensure client expectations are consistently met throughout the project lifecycle.
Construction & Site Management
- Direct all construction activities to ensure works are completed safely, efficiently, and in accordance with approved drawings and specifications.
- Coordinate engineering, procurement, subcontractors, and site teams to ensure seamless project delivery.
- Ensure all project activities remain aligned with programme objectives and contractual obligations.
- Resolve technical, operational, and commercial issues efficiently to minimize project delays.
Team Leadership
- Lead multidisciplinary teams, including Project Managers, Technical Managers, Engineers, Commercial teams, Procurement, Planning, HSE, and Site Supervision.
- Promote collaboration, accountability, and high-performance across all project functions.
- Mentor senior project staff and support effective decision-making.
Commercial & Financial Management
- Oversee project budgets, forecasting, procurement, cost control, and contract administration.
- Monitor commercial performance and ensure financial objectives are achieved.
- Review project risks, variations, and claims while implementing appropriate mitigation strategies.
Quality, Safety & Compliance
- Ensure compliance with UAE regulations, contractual obligations, and company standards.
- Promote a strong Health, Safety, and Environmental (HSE) culture across the project.
- Ensure quality assurance procedures are implemented throughout all project phases.
- Drive continuous improvement and maintain the highest standards of project delivery.
Qualifications & Experience
- Bachelor's Degree in Civil Engineering, Architecture, Construction Management, or a related discipline.
- Minimum 15 years of experience managing large-scale construction projects.
- Proven experience in a senior leadership role such as Project Director, Senior Project Manager, or equivalent.
- Demonstrated experience delivering luxury residential, hospitality, commercial, or high-end building developments.
- Strong understanding of project planning, construction methodologies, procurement, contract administration, and commercial management.
- Proven ability to lead multidisciplinary teams and manage multiple stakeholders.
- Strong leadership, communication, negotiation, and decision-making skills.
- Previous UAE or GCC project experience is highly preferred.
- PMP or equivalent project management certification is an advantage.
