Experience in Construction Project Management of Ultra Luxury Villas in UAE/GCC.
Job Purpose:
To lead the full lifecycle delivery of ultra-luxury villa projects from concept design, authority approvals, procurement, and construction, through to handover and post-completion. The role requires a dynamic and hands-on leader with strong technical, commercial, and management expertise, capable of driving multiple villa developments within strict timelines, budgets, and the highest standards of quality expected in the UAE's premium real estate market.
Key Responsibilities:
1. Project Leadership & Management:
- Lead and manage the end-to-end execution of multiple ultra-luxury villa projects within the development portfolio.
- Establish project strategies, master programs, and milestones aligned with corporate and client goals.
- Oversee the performance of consultants, contractors, and project teams, ensuring adherence to design intent, cost, and schedule.
- Drive proactive risk management and issue resolution to ensure seamless project progression.
2. Design & Technical Coordination:
- Collaborate with architects, designers, and consultants to ensure design excellence, functionality, and build ability.
- Review and approve design submissions, value engineering proposals, and technical deliverables.
- Ensure project documentation, specifications, and drawings align with authority requirements and luxury development standards.
3. Procurement & Contract Administration:
- Lead tendering, prequalification, and selection of contractors, consultants, and vendors.
- Negotiate and finalize contracts in coordination with commercial and legal teams.
- Monitor variations, claims, and cost control to maintain financial discipline and transparency.
4. Construction Supervision & Quality Control:
- Oversee project execution to ensure compliance with design intent, construction methodology, and health & safety standards.
- Conduct regular site inspections, progress reviews, and quality audits.
- Ensure finishing quality and detailing are consistent with the expectations of high-end villa developments.
5. Stakeholder & Authority Management:
- Act as the primary interface between senior management, consultants, and contractors.
- Manage authority submissions, NOCs, and approvals with Dubai Municipality (DM), Trakhees, DDA, and other relevant agencies.
- Communicate effectively with clients, partners, and internal stakeholders to align project goals and deliverables.
6. Post-Construction & Handover:
- Lead the completion, snagging, testing, commissioning, and handover processes.
- Ensure timely delivery of villas meeting all luxury quality benchmarks and contractual obligations.
- Oversee post-handover coordination, defect rectification, and final documentation.
Qualifications & Experience:
- Bachelor's Degree in Civil Engineering, Architecture, or Construction Management (Master's preferred).
- 1215 years of total work experience, with at least 7 years in the UAE, managing ultra-luxury villa or high-end residential projects.
- Proven track record in delivering turnkey luxury villa projects from design to completion.
- Strong knowledge of UAE construction standards, authority processes, and local regulatory requirements.
- Experience managing multidisciplinary teams, consultants, and contractors in fast-paced, high-value environments.
