About the Company
We are seeking an experienced Project Manager (Civil) to lead the delivery of high-end luxury residential projects, ensuring structural integrity, exceptional construction quality, design alignment, and timely execution. The ideal candidate must have a strong civil engineering background and hands-on experience managing luxury residential developments in the UAE.
About the Role
This role requires close coordination with premium consultants, contractors, suppliers, and authorities while maintaining the highest construction and quality standards expected in luxury developments.
Responsibilities
- Manage the complete lifecycle of luxury residential projects from concept to handover, with strong oversight on civil and structural works
- Lead and supervise all on-site civil construction activities
- Review structural drawings, IFC packages, shop drawings, and method statements
- Ensure construction works comply with approved structural designs and specifications
- Coordinate with architects, structural engineers, MEP consultants, and contractors
- Monitor site progress, productivity, and contractor performance
- Control project schedules, budgets, cash flow, and risk registers
- Ensure compliance with UAE authority regulations, building codes, and HSE standards
- Liaise with relevant governmental authorities to obtain approvals, permits, inspections, and completion certificates
- Review and manage contracts, variations, and claims with a focus on technical and cost impact
- Conduct regular site inspections, quality audits, and technical reviews
- Monitor construction quality, finishes, materials, and workmanship
- Manage snagging, commissioning, handover, and defect liability periods
- Prepare detailed progress, technical, and executive reports for senior management
Qualifications
- Bachelor's Degree in Civil Engineering (Mandatory)
- 8–12 years of experience in real estate development or construction, working internally in a consultancy
Required Skills
- Strong experience in luxury residential projects in the UAE
- Proven hands-on site management experience in civil & structural works
- Fluent in English & Russian
- Strong understanding of structural systems, construction methodologies, and premium finishes
- Experience working with reputed consultants and tier-1 contractors
- Excellent stakeholder management and leadership skills
- Detail-oriented with a strong quality-driven and problem-solving mindset
