Role Overview

This is an exciting opportunity to join a high-performing team delivering a major mixed-use / retail development in Al Khobar.

We are seeking a Project Manager / Construction Manager to take a leading role in the on-site delivery and execution of large-scale developments, ensuring works are completed safely, on time, within budget, and to the highest quality standards.

You will play a key role in coordinating contractors, managing site activities, and ensuring alignment with project objectives, working closely with senior leadership and client stakeholders.

Key Responsibilities

Project & Site Management

• Oversee day-to-day construction activities on site
• Ensure works are delivered in line with programme, quality, and safety requirements
• Coordinate contractors, subcontractors, and consultants

Programme & Planning

• Monitor and manage project schedules using tools such as Primavera P6
• Identify delays and implement mitigation strategies
• Ensure alignment between site progress and programme milestones

Cost & Commercial Awareness

• Support cost control and budget management across the project
• Monitor variations and support commercial teams in managing cost impacts
• Ensure efficient use of resources on site

Risk Management

• Identify and manage project risks across construction activities
• Implement mitigation strategies to avoid delays and cost overruns
• Ensure compliance with health, safety, and environmental standards

Stakeholder & Authority Coordination

• Liaise with government authorities, utilities, and regulatory bodies
• Coordinate with client representatives and senior stakeholders
• Ensure all approvals and permits are obtained and maintained

Reporting & Communication

• Provide regular updates on project progress, risks, and key issues
• Prepare site reports and communicate effectively with project teams
• Escalate critical issues to senior management where required

Candidate Requirements

• Minimum 15 years of experience in construction/project management
• Proven delivery of at least one retail/mall project and one mixed-use development
• Strong experience in large-scale construction projects within the GCC
• Hands-on experience in schedule management, cost control, and risk management
• Experience working in Design & Build environments
• Demonstrated experience in government/authority coordination in KSA or GCC

Desirable Attributes

• Professional certifications such as PMP, PMI-ACP, or equivalent
• Experience working on large-scale developments in Saudi Arabia
• Ability to operate in a fast-paced, multi-contractor environment
