The Director of Property and Facilities Management oversees the overall performance and operations of a diverse portfolio of residential, commercial, and mixed-use assets. The role is responsible for ensuring efficient property operations and effective facilities management, delivering high levels of tenant satisfaction, and achieving strong financial performance while maintaining full compliance with local regulations and industry standards.
Responsibilities :
- Define and lead the overall strategy and performance of the property portfolio
- Drive occupancy, leasing performance, tenant retention, and tenant mix optimization
- Oversee leasing strategy, key tenant negotiations, renewals, and long-term tenant relationships
- Lead and manage Property Management, Leasing, Marketing, and Maintenance functions
- Ensure all assets are fully operational, well-maintained, and delivering high-quality tenant services
- Preserve and enhance long-term asset value through efficient operations and cost control
- Monitor portfolio income and operating costs to ensure financial efficiency
- Establish KPIs and performance frameworks, ensuring accountability across all departments
- Ensure compliance with all regulatory, safety, and operational standards
- Oversee coordination between Leasing, Marketing, Maintenance, Finance, and Development teams
- Ensure clear roles, responsibilities, and cost control across development, operations, and maintenance functions
- Lead continuous improvement in operations, service quality, and efficiency
- Provide regular executive-level reporting, insights, and recommendations to senior management
Qualifications :
- Bachelor's degree in Business Administration, Finance, Engineering, or related field
- Master's degree is preferred
- 10–15+ years of experience in real estate, property management, or asset management
- At least 5+ years in a senior leadership role
- Proven experience managing large property portfolios (residential, commercial, or mixed-use)
- Experience in the Saudi / Eastern market is highly preferred
Skills & Competencies :
- Strong knowledge of real estate investment, valuation, and asset management
- Deep understanding of property operations, leasing, and facilities management
- Financial expertise: budgeting, forecasting, ROI analysis
- Leadership & team management across multiple sites
- Negotiation skills (contracts, tenants, vendors)
- Knowledge of local regulations in Saudi Arabia
