Job Description

Job Summary:We are seeking an experienced and technically strong MRICS - Quantity Surveying Manager to lead and deliver reserve fund studies, service charge cost allocations, building condition audits, and technical advisory services. The role involves managing multidisciplinary teams, ensuring regulatory compliance, maintaining high-quality deliverables, and supporting business development initiatives. The ideal candidate will possess strong leadership skills, deep technical expertise, and the ability to manage complex consulting assignments while building long-term client relationships.

Key Responsibilities:

Reserve Fund Study & Service Charges Cost Allocation:Conduct and oversee reserve fund studies to ensure long-term financial planning for property maintenance.Analyze and allocate service charges based on accurate cost assessments and property needs.Ensure compliance with industry regulations and best practices in fund allocation.Building Condition Audit:Lead building condition audits to assess structural integrity, mechanical systems, and overall asset performance.Prepare detailed reports with recommendations for maintenance, repairs, and lifecycle planning.Work with property managers and owners to implement audit findings effectively.Technical Snagging & Asset Tagging:Oversee technical snagging processes to identify and document construction defects and quality issues.Ensure proper tagging of assets for tracking and lifecycle management.Implement digital tools for efficient asset tagging and data management.Team Leadership & Project ManagementManage a team of consultants, engineers, and technical staff within the department.Develop work plans, assign responsibilities, and ensure timely project completion.Provide technical guidance, mentorship, and training to team members.Client Relations & Business Development:Maintain strong relationships with key clients, including developers, property managers, and regulatory bodies.Present findings and recommendations to clients in a clear and professional manner.Identify opportunities for business growth and contribute to service development strategies.Compliance & Quality Assurance:Ensure all consulting activities comply with local regulations, industry standards, and company policies.Continuously improve service methodologies and introduce best practices.Conduct quality reviews of reports and deliverables to maintain a high standard of service.

Qualifications & Skills:

Bachelor's degree in Civil Engineering, Mechanical Engineering, Building Surveying, Facilities Management, or a related field.Minimum of 5 years of experience in building consulting, property management, or construction auditing.Strong knowledge of reserve fund studies, service charge allocation, and building assessment methodologies.Experience with asset management, technical snagging, and lifecycle planning.Familiarity with local regulations and industry standards.Excellent leadership and team management skills.Strong analytical and problem-solving abilities.Effective communication and client relationship management.Proficiency in technical reporting and data analysis.Ability to manage multiple projects and meet deadlines.
Certifications:

RICS, or equivalent professional certification is mandatory.

LEED, BOMA, or similar building sustainability certifications are a plus.
